SAN LUIS OBISPO, CA-Healthcare Trust of America Inc. of Scottsdale, AZ has acquired the 85% leased Sierra Vista medical office building from HD Partners SVRMC LLC for just under $11 million in a sale that was brokered by listing agents Jeff Matulis and Toby Scrivner of the Stan Johnson Co. in Tulsa, OK.

The property is a 45,000-square-foot, three-story class A project that was completed in May. It is situated at 1010 Murray Ave., at the southwest corner of Foothill Boulevard and Casa Street.

The medical office building is leased to six tenants including family practice, internal medicine, surgery specialties, cardiology specialties, orthopedics, oncology specialties and OB-GYN. Adjacent to the building is a 523-car parking structure not included in the purchase that is available for use by the tenants and patients.

The property is on the campus of the Sierra Vista Regional Medical Center, which is the largest hospital in San Luis Obispo with 165 beds and is owned and operated by Tenet Healthcare. According to Mark D. Engstrom, EVP of acquisitions for Healthcare Trust of America, acquiring new medical office buildings directly from developers will continue to be an acquisition strategy for the REIT, which focuses on on-campus buildings with top-tier healthcare systems.
