Fairway Market is coming to Manhattan’s Upper East Side via a 45,263-square-foot, long-term lease at the base of the Ventura, a luxury rental apartment building located at 240 E. 86th St. Scheduled to open in the fall of 2011, the new Fairway will take space on four levels formerly occupied by Barnes &Z Noble and Circuit City. A Robert K. Futterman & Associates team including Robert K. Futterman, Ariel Schuster, Gary Alterman and Izzy Anthony represented the landlord, Ventura in Manhattan, Inc. Fairway was self-representing; this will be the upscale grocery chain’s eighth metro area location and its third in Manhattan.

The Kaufman Organization recently brokered a pair of leases totaling 9,150 square feet at the 14-story 242 W. 36th St. Hart Reproduction Services, a printing and mailing service, signed a 10-year lease for 7,250 square feet Michael Heaner and Daniel Kahn of the Kaufman Organization represented the tenant in the transaction, while Grant Greenspan of the Kaufman Organization represented the landlord. Hart is moving from a 4,000 square-foot space at 555 Eighth Ave. Greenspan also represented building owner Kaufman Wales Assoc. in a five-year lease by Supreme Textiles for 1,900 square feet,while his colleague Howard Rsenblum represented the tenant.

Executive search firm search firm Lucas Group is relocating its Manhattan office to 500 Fifth Ave., where it will occupy 6,000 square feet in a five-year lease on the 59-story office tower’s 11th floor. The tenant is scheduled to relocate from 52 Vanderbilt Ave. in October. Richard Charkham and Justin Halpern, both of CresaPartners, represented the tenant. Sean Kearns and Harry Blair of Colliers International represented the owner, L&B Realty Advisors.

Kalmon Dolgin Affiliates has arranged a five-year, 5,000-square-foot lease expansion for Aqua Best Inc., a seafood distribution company, at 23-25-27 Spencer St. in Brooklyn, NY. Aqua Best will now occupy the entire one-story building. KDA’s Neil Dolgin represented both Aqua Best and the property’s owner, a private trust.  

Licensed sports apparel retailer Lids has signed a long-term lease for 1,350 square feet of retail space at 740 Broadway. It’s the retailer’s seventh Manhattan location. Crown Retail Services’ Stephanie L. Snyder negotiated on behalf of Lids, while Paul Berkman of Newmark Knight Frank represented landlord 740 Broadway Assocs. LLC.

Connecticut

Zachry Nuclear Engineering will be relocating its Connecticut facility from Groton, CT to nearby Stonington, having just signed a new long-term lease for the 67,651-square-foot building at 14 Lords Hill Rd. there. The company required a larger one-story facility with an open floor plan. Ted Harris of Studley, Zachry’s national real estate advisor, says the tenant will convert 14 Lords Hill into contemporary loft-style office and R&D space, with plans to move there in 2012. Dan Barber of Northeast Property Group represented the building’s owner, the Sherman Group.

Boston

Agility Global Integrated Logistics, a provider of supply-chain solutions, has expanded its local presence with a new lease of 25,500 square feet at 290 McClellan Hwy. in East Boston, MA. The tenant is moving up the road from a 16,175-square-foot space at 310 McClellan Hwy. Richard McKinnon of the Grossman Cos. negotiated for the landlord, 310 McClellan Highway LLC. The tenant was represented by Paul Delaney of Grubb & Ellis.

With the recent lease of 1,584 square feet to Scottrade, the Retail Shops at The Residences at Munroe Place in Quincy Center, MA is 100% occupied. This marks the first time the five retail units have been fully leased. Representing landlord Munroe Place LLC  was Richard McKinnon of the Grossman Companies. Peter Montisanto of the Dartmouth Group represented Scottrade.
