EL MONTE, CA-Xebec Realty Partners will develop a new11,000-square-foot office building at Xebec's 27-acre Pacific TradeCenter here to be occupied by the California Department of MotorVehicles under a 20-year lease that the DMV has signed with Xebec.Upon completion, which is scheduled for August 2011, the new LEEDSilver-certified building will house 30 permanent employees.

Xebec is set to break ground on the development in mid-Septemberand will construct the building on 2.1 acres at 4000 Arden Dr.,according to Neil Mishurda, executive vice president with thecompany. The site is located within the Northwest El MonteRedevelopment Project Area and is close to the El Monte TransitCenter, allowing DMV patrons to use public transportation to visitthe facility.

The Pacific Trade Center where it is being developed is a fullyentitled site owned by Xebec, which is marketing the balance of theproperty for industrial and office build-to-suits with the capacityto accommodate users from 40,000 to 400,000 square feet. Mishurdasays that Xebec believes the DMV project will be a catalyst forother businesses looking for a prime location in the City of ElMonte. "The City is going through a positive transition" in whichit is becoming increasingly desirable as a location for businessand industry, he says.
