HOUSTON-Planning Design Research Corp. signed a new 10-year lease for 16,239 square feet at 2 Houston Center in the heart of Houston’s Central Business District. Planning Design Research Corporation is an architectural firm specializing in design and delivery of innovative workplace solutions since 1977.
Debbie Wilson of Fort Worth, TX-based Crescent Real Estate Holdings LLC represented the owner, Crescent HC Investors LP. Sanford Criner Jr. and Elliott A. Hirshfeld of CB Richard Ellis represented PDR.
“Crescent is excited that Houston-based Planning Design Research selected Houston Center as its new corporate home,” says Robert Boykin Jr., managing director of leasing at Crescent. “In addition to being a significant lease for Houston Center, this is a great fit for one of the largest corporate interior design specialists to move to 2 Houston Center, one of Houston’s most unique and artfully designed buildings.” He adds that the three-level public lobby and two above-the-street outdoor plazas will provide an inspirational setting for our new design customer.”
Boykin added that Planning Design Research’s move is another strong example of an established company with office space on the west side of downtown joining the migration to the more vibrant east side. “Houston Center’s four office towers with 4.2 million square feet of class A office space sit directly adjacent to the City of Houston’s most modern urban development: Discovery Green, Toyota Center, Hilton Americas’ 1,200 room Hotel, and Houston Pavilions, as well as the expanded and refurbished George R. Brown Convention Center,” Boykin says.
Houston Center is a 4.2 million square-foot Class A office complex with four office towers located in the heart of the Central Business District in Houston, TX and is currently 91% leased. The multi-block complex has been artfully developed according to classic design principles as an exciting urban environment for people. It is attached by sky-bridge to the Four Seasons hotel which features 400 hotel rooms, 47 luxury condominiums and 58 first-class apartments. Additional Houston Center amenities include the Shops at Houston Center, a 200,000-square-foot retail center with more than 30 eateries, Kelsey-Seybold clinic and full-service post office, as well as a Larry North fitness center and the Downtown Club’s full-service health and social club, dining and athletic facilities.
