ANAHEIM, CA-Industrial buyers, including investors as well as owner-users, have acquired more than 223,000 square feet of buildings here and in other Orange County cities in a series of eight recently closed deals. The largest of the eight sales is a 57,593-square-foot warehouse that HSJQ USA, a national cabinet and tile distributor, acquired as an owner-user.

According to Dennis Keane of the Lee & Associates City of Industry office, HSJQ bought the LEED certified building, located at 3400 E. Miraloma Ave. and known as Canyon Point, from developer Sares-Regis Group of Irvine for $7.4 million. Keane teamed with Adam Dzierzynski of Lee’s City of Industry office to represent the buyer. Sares-Regis Group, was represented by Brad Bierbaum and Ian Britton of CB Richard Ellis.

According to Keane, Sares-Regis developed the Canyon Point project with the strategic plan to build and sell to a user. “That may sound like a risky plan in today’s market. However, it’s exactly what HSJQ was looking for,” said Keane. “Being in the cabinet and tile business, it was important for my client to be in a high image warehouse near ‘tile mile.’” Formerly located in the City of Industry, HSJQ had toured a few locations with little results, until the discovery of the Canyon Project, according to Keane.

In another transaction in Anaheim, Belt Drives Ltd. bought a 42,250-square-foot building at 5500 La Palma Ave. in a move from the nearby City of Orange. The building will serve as the new headquarters for Belt Drives, according to Bryan Miller of Lee & Associates Orange, who represented the company in the $4 million acquisition. Belt Drives has already made the move into the building, which was vacant before it bought it. The seller, Cardinal Self Storage, was represented by Ben Seybold and Sean Ward of CB Richard Ellis. According to Miller, Belt Drives will be using the property for its corporate offices, manufacturing and distribution operations.

In Lake Forest, 26801 VT Investment LLC acquired a 26,675-square-foot industrial building at 26801 Vista Terrace from CR Silver Portfolio Holdings LP for $3.1 million. Nick Carey, Wade Tift and Byron Foss of the Newport Beach office of Grubb & Ellis represented the seller, with Ryan Swanson and Skyler Serrano of Lee & Associates―in conjunction with Sam Rizk of Realty One Group Inc.―representing the buyer.

In Irvine, BMD Investment Group LLC sold a 25,185-square-foot industrial building at 15 Chrysler for $2.75 million, with Chris Migliori of DAUM Commercial Real Estate Services representing BMD and Gregg Haley of CB Richard Ellis representing the buyer. In Garden Grove, DAUM reports that the Chiu Investment Trust bought an 11,938-square-foot investment property at 11900 Gilbert St. that is leased by the Social Security Administration for $5.9 million. Dennis Sandoval and Andy Hu of DAUM’s San Gabriel Valley office represented the buyer in the transaction, with Mike Howard of Cushman & Wakefield representing the seller, Hewson Properties Group.

In another Anaheim deal, 3D Metal Fabricators acquired a 16,800-square-foot building at 11120 N. Cosby Way from the Wright Family Trust for $1.8 million. The buyer was represented by Paul Gingrich of DAUM’s Orange County office and the seller by Migliori.

Total Environmental Management bought a 24,447-square-foot building at 1415 N. Burton Place in Anaheim from Lloyd Wells for $3.9 million, with Steve Sprenger and Scott Sanders of Grubb & Ellis’ Newport Beach office representing the seller and Brett Blazicek of C & I Real Estate Consulting representing the buyer.

TFS Global Industries Inc. acquired a 19,777-square-foot building at 6 Chrysler, Irvine, from James C. and Margaret L. Dyer for $2.3 million, with Wade Tift, Nick Carey, Tom West and Byron Foss of Grubb & Ellis’ Newport Beach office representing the. Todd Martens of Cushman & Wakefield represented the buyer.

Daniel T. Adams and Huei S. Hu bought a 9,984-square-foot industrial building at 26882 Vista Ter in Lake Forest from the Center for Bio-Ethical Reform for $1.3 million. Doug Mathews of Grubb & Ellis in Newport Beach represented the buyer, with Dennis Asbury of Asbury Brokerage Services representing the seller.
