JOLIET, IL-Rendina Cos. has acquired the three-story, 70,023-square-foot Madison Medical Plaza for an undisclosed amount. The building is on the campus of the Provena Saint Joseph Medical Center.
Rendina has had an ongoing relationship with Provena Health that continues with this purchase, said EVP Todd H. Varney in a statement. “Our Asset Conversion Program will enable the hospital and the physician tenants to become equity partners in the facility and will also serve as a valuable recruitment tool for the building and the campus as a whole.”
He said the program is designed to acquire existing facilities and then provide a significant ownership interest to the tenants of the facility with no cash investment. The program serves as tool to stabilize an asset and still allows the healthcare provider to maintain the necessary level of control over who occupies the facility. Versa Property Management, a Rendina affiliate, will be responsible for all property management services.
CHICAGO-Jones Lang LaSalle announced today that it has sold a 683,700-square-foot former Campbell’s Soup processing plant in Chicago to a private foreign investment group. The building, which is located at 2600 W. 35th St. on the southwest side, is the largest industrial property to trade hands in the city thus far in 2010, according to JLL. Len Caldeira, Scott Duerkop and Tom McCarthy of Jones Lang LaSalle completed the transaction on behalf of the seller, Glazer’s Distributors. The property is sited on approximately 17 acres just south of the Stevenson Expressway and includes two buildings: a multi-story warehouse and office building and a single-story warehouse with 20 interior dock positions. Both buildings were constructed in the 1920’s and were used until the late 1980s by the Campbell Soup Co. for soup processing and warehousing. Later, the facilities were used by General Mills and, most recently, Glazer’s Distributors, which employed the facility as the headquarters for its Union Beverage Co. before that company was acquired by Chicago’s Wirtz family in 2008.
SCHAUMBURG, IL-National Union Fire Insurance Co. is the latest tenant to join Woodfield Preserve, at 10 N. Martingale here. The subsidiary of AIG recently signed to occupy 39,777 square feet in the office building and will take occupancy Jan. 1. CB Richard Ellis’ Mark Smith, Rob Graham and Allison Reynolds represented KBS Woodfield Preserve LLC in the transaction. David Findling with Cushman & Wakefield negotiated on behalf of the tenant. The lease is at a 304,876-square foot office built in 2000.
CHICAGO-NAIOP Chicago has named J. Leonard Caldeira with Jones Lang LaSalle as the recipient of the group’s 2010 Award for Excellence, recognizing his lifetime of achievement in the commercial real estate industry. The award will be presented to Caldeira at NAIOP Chicago’s Awards for Excellence celebration on Nov. 18 at the Sheraton Chicago Hotel & Towers. Caldeira is a Managing Director within Jones Lang LaSalle’s Chicago industrial team and heads its land services group. He began his career in commercial real estate in the 1970s and, in 1976, started a 23-year career at LaSalle Partners. He left the firm in 1999 for a brief stint as senior managing director and branch manager of Cushman & Wakefield’s Rosemont office before moving over to Staubach in 2001. The company merged with Jones Lang LaSalle in 2008. He is a past president of NAIOP Chicago and was a long-time board member. He also served as master of ceremonies for the annual Awards for Excellence event for many years.
"Len is truly one of the ‘classic’ members of Chicago's real estate family,” said Steve Stratton, regional managing director for JLL. “He embodies both an entrepreneurial spirit and a sense of fair play. CHICAGO-HSA Commercial Real Estate’s Wayne Shulman and Tim Thompson recently represented the ownership of 1260 W. Madison in a lease with SkinnyCorp LLC, the parent company of Threadless, for the entire 45,000-square-foot warehouse facility. The tenant signed a long-term lease and will use the building for executive offices and distribution of apparel for its subsidiary, Threadless, an Internet-based seller of custom-designed T-shirts. Threadless will relocate from its Ravenswood facilities to 1260 W. Madison in early September. The complex transaction involved a change of ownership as well as a zoning reversal to accommodate a light industrial user. The 1260 W. Madison facility is a former FedEx property acquired from a Milwaukee bank by Chicago-based JRG Capital Partners LLC in a loan sale auction last year. The previous owners had planned to redevelop the property into condominiums. Rezoning was required before the property could be repurposed for commercial use. Daniel McCarthy with Jones Lang LaSalle represented the tenant in the transaction.
BRIDGEVIEW, IL-Heller Industrial Parks has signed Home Owners Bargain Outlet to a 254,425-square-foot lease at its warehouse building here. Home Owners, a family-owned Midwest discount furniture outlet, will occupy the entire building. David Paster represented Heller in the transaction, while John Stoetzel, VP with Illinois Property Solutions, and Stephen Connolly and Lawrence Much with NAI Hiffman represented HOBO.
CHICAGO-Essex Realty Group Inc. handled the bulk sale of six newly constructed row-house style townhomes located at 7002-16 W. Medill in the Montclare neighborhood of Chicago. The properties consists of 6 three bedroom, 2.5 bath unit townhomes and includes 12 garage spaces. Jim Darrow and Jordan Gottlieb of Essex represented the buyer. The price was approximately $1 million.
KANSAS CITY, KS-BH Properties has signed Comprehensive Logistics Inc., a third-party logistics provider, to a new lease for 220,000 square feet of industrial space at 5300 Kansas Ave., in the city’s Turner industrial district. BH Properties purchased the vacant 513,000-square-foot industrial building in 2004. The Comprehensive Logistics tenancy brings the property to 100% leased. Other tenants of the complex, also third-party logistics firms, are Wainwright Inc., and Ozburn-Hessey Logistics LLC. New to the local market, Youngstown, OH-based Comprehensive Logistics will use the facility to receive international parts and sort them for distribution to the nearby General Motors Corp. Fairfax Assembly Plant. Howard Moss with Omni Consulting Group represented the tenant in the transaction along with Jack Allen of Karbank Real Estate Co. The owner was represented in house by Bill Hardy along with Mark Long and John Green of Zimmer Real Estate Services LC in Kansas City .
ANOKA, MN-Welsh Construction will break ground this month on a single-story, 3,540-square-foot US Bank branch at 123 West Main St. The property will feature a two lane drive-up canopy and parking for 18 vehicles. The project is slated for completion within six months.
MILWAUKEE-James M. Young and Maximilian M. Yokosh, brokers with Cassidy Turley Barry, were recently presented the “Broker of the Year” award by the Riverworks Development Corp here at the Richards Street Armory. Executive Director Darryl Johnson and Carl Nilssen, president of the Riverworks Business Improvement District board, presented the award to the brokers. Young and Yokosh received the award for selling three buildings in the Riverworks area in less than a year’s time. The buildings, at 3888 N. 1st St. and 3849 N. Palmer St., were formerly occupied by ABS. The buildings were sold to three separate entities, with the first sale occurring in November 2009. The properties are now fully occupied.
CANTON, MI-Ciena Healthcare has broken ground on a $6 million skilled nursing community here. Regency at Canton, at 45900 Geddes Road near Canton Center Road, will be a 113-bed facility offering short-term and long-term care with 41 private rooms and 36 semi-private rooms. The facility is scheduled to open in mid-2011, and will feature a living area designed to care for the needs of residents requiring a short-term rehabilitation stay and contain a separate living area designed to meet the needs of traditional, long-term care geriatric residents. Services offered at Regency at Canton will include physical therapy and occupational therapy. The community is expected to create more than 100 full time and part time jobs. The 59,000 sq. ft. facility also will feature a kitchen/dining area, library, recreational area, lounge and a salon. JACKSON, MI-SHW Group recently announced that its Jackson Community College’s (JCC) Campus View Housing, Phase II has achieved Gold certification from the US Green Building Council’s LEED program. It is the first building in Jackson and the first student housing facility in Michigan to receive this certification, according to the company. Construction of the four-story, 53,500-square-foot property began in March 2008 and was completed in June 2009 with the capacity to house about 100 occupants. This project was a collaborative effort between SHW Group, JCC, and R.W. Mercer.

DAVENPORT, IA-Ryan Companies US Inc. has started construction on a 21,000-square-foot addition for the Good Samaritan Society senior living community and care facility at 700 Waverly Rd. here. Construction costs for the two-story addition are estimated at $4.4 million. The project is expected to be completed by July 2011.The society is a Christian social ministry organization, based in Sioux Falls, SD. This property is comprised of three single- and multi-story residential buildings with 190 nursing care beds and 44 independent senior living apartments, along with a complete geriatric rehabilitation center and an Alzheimer's special care facility. The two-story addition will include new physical and occupational therapy rooms, lounges, staff offices and mechanical rooms on the first floor. The second floor of the addition will include 16 resident rooms, an activity area, lounges, and an expanded dining area.
MERRILLVILLE, IN-Holliday Fenoglio Fowler LP has been named to market for sale Broadmoor Country Club Apartments, a 264-unit multi-housing community here on behalf of JVM Realty Corporation.
