NEW YORK CITY-The Moinian Group’s lease to global management consulting firm Opera Solutions Inc. leaves just a partial floor remaining available at the 1.1-million-square-foot 180 Maiden Ln., GlobeSt.com has exclusively learned. The tenant has just finalized a lease for 11,161 square feet on the 41-story, 1.1-million-square-foot property’s 17th floor.
About 19,000 square feet remain on that floor, for a vacancy rate of less than 2% in a Manhattan office market where vacancy still averages 9%, according to CB Richard Ellis.
Kimia Shadrokh, Moinian’s director of commercial leasing, cites location as a draw for 180 Maiden. Its location in the heart of the financial and insurance districts is within easy reach of Wall Street, the South Street Seaport’s retail and dining amenities and mass transit,” Shadrokh says.
Shadrokh, along with CBRE EVP Bruce Surry and VP Leonard Zimmerman, negotiated the lease on behalf of Moinian. Prime Manhattan Realty’s Amy Weins-Dallman represented Opera Solutions Inc.
Among the leading tenants at 180 Maiden are AIG and law firm Stroock & Stroock & Lavan. With offices in the US, Europe and Asia, Opera Solutions serves clients in financial services, retailing, entertainment and media, consumer goods, health care, structured finance, government, manufacturing and private equity, among other sectors.
Last month, IDB Communications opted to stay at another Moinian property nearby. The nation’s fourth-largest international long distance carrier, IDB is staying in its 35,000-square-foot space at 90 John St.
