WASHINGTON, DC-NoMa racked up another government win: the Department of Veteran Affairs' two leases totaling 122,756 square feet at 1100 First St., NE. The 10-year deals begin next July in the Tishman Speyer-owned property.
Tishman delivered the first phase of the asset last year. Shortly after, the Federal Energy Regulatory Commission took 35,000 square feet at the property. The property is an all-glass building designed by architecture firms Krueck and Sexton and Gensler. The building was the first in NOMA to earn USGBC’s LEED Gold certification--a de facto requirement of government agencies looking at new space. NoMa, as well as the Southeast and Southwest submarkets of the
District, have gotten very tight in large part due the government’s propensity to locate in these areas. The US Parole Commission inked a long-term lease for 36,438 square feet at Sentinel Square I/90 K St. in NoMa this summer, for example, while Department of Homeland Security’s US Customs and Border Protection took 85,000 square feet on a portion of the second and sixth floors and all of floors four and five. Last year, the IRS took 167,000 square feet at 77 K St., NE.
Constitution Square is perhaps the most emblematic of this trend. The GSA took 40,996 square feet at One Constitution Square to temporarily house workers as renovations on its headquarters are underway. The Department of Justice has taken all of the space in the sister building, Two Constitution Square.
