AUSTIN, TX-Gila LLC, one of the city’s fastest growingcompanies, has chosen Tuscany Technology Center for itsheadquarters. The firm, which outsourced collections, paymentprocessing and call center services, signed a 140-month lease forthe 54,865-square-foot Building 4 in the business park.

“Relocating our corporate headquarters to Tuscany TechnologyCenter will provide a superior platform for the company to continueits incredible growth and success,” says Bruce Cummings, Gila’sCEO.

Cummings says Gila explored other areas outside of Texas toexpand the firm’s operation. “[We] realized quickly that the stateof Texas, and specifically Austin, offers the business friendlyclimate and culture we want to foster in our business,” headds.

Currently, Gila occupies roughly 30,000 square feet at 6505Airport Blvd. “They’ve outgrown the space, and they recognized thathaving their staff under one roof improves efficiencies,” saysJoseph Llamas, senior development manager with McShane DevelopmentCo., which developed and owns Tuscany Technology Center.

The business park is situated on US 290 within minutes of US 183and is located only three miles from I-35 and four miles from Texas130. In addition to Gila’s building, the project consists of theadjacent Tuscany Technology Center 3, a five-acre site that canaccommodate a customized facility up to 65,184 square feet, andTuscany Technology Center 1, which is leased to Corinthian College.

Llamas tells GlobeSt.com that McShane and Gila worked togetherfor roughly four months to nail down the lease details. The AquilaCommercial brokerage team of Chad Barrett, Robert Shore and BartMatheney represented McShane Development in the lease transaction,while Gila was represented by John Bundy of Development 2000.

Llamas says Gila liked the access and visibility that Building 4offers. “They have access to Highway 290, which offers a directroute into downtown Austin,” he explains. The building is visiblefrom 290, and Gila has top-of-the-building signage on thesingle-story building. Moreover, the building features a 7:1,000parking ratio, 1600 AMP electrical service, backup generators andupgraded power.

Gila will occupy 11,000 square feet in mid-December and absorbthe remaining 43,865 square feet through a phased expansion programscheduled for completion in May 2011. “Due to their size, thestaggered move in is necessary for the call center operations,”Llamas says. “It makes the process much more fluid.”

Cadence McShane Construction Co., together with projectarchitect, The Architects Group, will provide design and tenantimprovement services. The built-out space will include 24,500square feet of traditional and executive office space and 30,365square feet of customized call center, breakroom and associatedstorage space. Llamas says Gila’s total build out will cost $35 to$40 per square foot.
