SAN PEDRO, CA-The Port of Los Angeles has launched a search fordevelopers to create a retail and/or commercial project from two1940s-era wood-frame warehouses totaling nearly 137,000 squarefeet. The buildings, known as Warehouse Nos. 9 and 10, are owned bythe port but will be made available to potential developers on along-term lease basis.

The port is seeking “creative and unique redevelopmentapproaches that will consider the maritime and industrial historyof Warehouse Nos. 9 and 10.”

According to the port’s announcement of the developersearch, it is looking for ideas that would “revitalize thewarehouses as part of a vibrant, new visitor-focused use thatcomplements the port’s San Pedro Waterfront Project.” TheWaterfront Project is an initiative to revitalize the community andenhance the Los Angeles waterfront with a broad range of publicuses.

Warehouse No. 9

The high-profile locations of the warehouses near theintersection of 22nd and Miner streets in San Pedro “are ideal forvisitor-oriented retail and/or commercial uses,” the port says. Itis looking for firms with extensive specialty retail, arts-relatedbusinesses or other active commercial uses, and/or industrialconversion real estate development experience. Firms may submitstatements of interest for both Warehouse Nos. 9 and 10, or foreither location individually. A phased development for thewarehouses may also be considered.

Statements of interest are due Jan. 18, 2011. The port isencouraging interested parties to participate in informational sitetours on Dec. 6 or 7. The request for statements of interest andfurther details can be found at the port’s web site.
