SAN PEDRO, CA-The Port of Los Angeles has launched a search for developers to create a retail and/or commercial project from two 1940s-era wood-frame warehouses totaling nearly 137,000 square feet. The buildings, known as Warehouse Nos. 9 and 10, are owned by the port but will be made available to potential developers on a long-term lease basis.

The port is seeking “creative and unique redevelopment approaches that will consider the maritime and industrial history of Warehouse Nos. 9 and 10.”

According to the port’s announcement of the developer search, it is looking for ideas that would “revitalize the warehouses as part of a vibrant, new visitor-focused use that complements the port’s San Pedro Waterfront Project.” The Waterfront Project is an initiative to revitalize the community and enhance the Los Angeles waterfront with a broad range of public uses.

Warehouse No. 9

The high-profile locations of the warehouses near the intersection of 22nd and Miner streets in San Pedro “are ideal for visitor-oriented retail and/or commercial uses,” the port says. It is looking for firms with extensive specialty retail, arts-related businesses or other active commercial uses, and/or industrial conversion real estate development experience. Firms may submit statements of interest for both Warehouse Nos. 9 and 10, or for either location individually. A phased development for the warehouses may also be considered.

Statements of interest are due Jan. 18, 2011. The port is encouraging interested parties to participate in informational site tours on Dec. 6 or 7. The request for statements of interest and further details can be found at the port’s web site.
