BURBANK, CA-The Empire Center, a 364,000-square-foot building in Burbank, has signed a second lease. Modern VideoFilm Inc. has inked a lease for 11 years with Chicago-based Walton Street Capital LLC for 96,000 square feet in the center at 2300 Empire Ave.

The deal was signed for $35 million. The seven-story building is currently 40% leased. In the transaction, the tenant was represented by Studley's Sullivan, and the landlord was represented by CB Richard Ellis Group Inc.'s Patrick Church and Anneke Greco.
