New York City
The 255,000-square-foot office building at 183 Madison Ave.  has sold to Peter Armstrong of Rigby Asset Management and Daniel Elsztain of Argentine firm IRSA. Based on a price per square foot of $334, the property changed hands for approximately $85.2 million. Studley’s Woody Heller and Will Silverman represented the seller, Rock New York, also known as 183 Madison Avenue LLC. The sale was the result of a pre-petition bankruptcy auction process. Steve Koppel & Jeremy Keenan of Jones Day were the attorneys representing the seller, and David Handsman of Handsman & Kaminsky LLP provided legal representation to the buyer. GlobeSt.com previously reported that Invesco was paying $93.5 million to buy the other Rock New York property in the package, 100 Fifth Ave. UK-based Rock had paid $107.5 million for $183 Madison in 2007.

A three-story garden-style apartment complex at 195-24 Jamaica Ave. in the Jamaica section of Queens has sold for $3.8 million, or $58,461 per unit. Shlomo Antebi of GFI Realty Services represented the seller of the property, while Yosef Katz, also of GFI, represented the buyer in the transaction. Buyer and seller were not disclosed; the new owner plans to make significant capital improvements.

Long Island
Jones Lang LaSalle has been hired to market the Huntington Square Plaza, a 116-221 square foot, grocery-anchored shopping center in East Northport, NY, for a tenant-in-common fund that acquired it in 2004. The property is 100% occupied. Leading the JLL team are Kris Cooper, Margaret Caldwell, Dave Wojciechowski and Dan Zatloukal. The center is reportedly backed by a $19.1-million loan that is due to mature next August.

Westchester County
The North American Family Institute has relocated its Westchester County headquarters to 5,000 square feet at 2269 Saw Mill River Rd. in Elsmford, NY. NAFI was previously located at 48 Burling Lane in New Rochelle; landlord Elmsford Executive Park, LLC was represented by RHYS Commercial’s Alexander Anderson.

Connecticut
Steve Witten and Victor Nolletti Marcus & Millichap Real Estate Investment Services’ New Haven CT office were the sole brokers in the $10.2-million sale of Edgewater Tower, a 107-unit, 12-story multifamily community in West Haven, CT. The seller was Edgewater Towers Associates. The buyer, Par Edgewater Owner LLC, was represented  by attorney Mitchell Jaffe of Brenner, Saltzman & Wallman LLP.
