WASHINGTON, DC-The NoMA submarket continues to hurtle to that enviably status of full occupancy thanks to yet another major lease: Mathematica has inked a deal for 125,429-square feet in the Tishman Speyer-owned building at 1100 First St., NE.
Perhaps even more significant, the move will represent approximately 30,000 square feet of net positive absorption for the city itself, a company spokesperson tells GlobeSt.com. At Mathematica’s current 600 Maryland Ave., SW location, which it will be vacating in November, 2011, it leases 97,028 square feet, she says. “We have been at that location for three decades and have definitely grown.”
J Street Development is providing the project and construction management services for Mathematica’s buildout at 1100 First St. Woodmark Commercial Services’ Geoff Kieffer represented Mathematica.
Last year Tishman Speyer signed on its first tenant in the building: the Federal Federal Energy Regulatory Commission, which took 35,000 square feet in a 10-year deal there in order to accommodate an expansion from its nearby 888 First St. operations. The 348,000-square-foot, all-glass building, is one of a handful in the District that has been awarded Gold LEED certification from US Green Building Council.
Another recent lease in NoMa was inked by the Federal Retirement Thrift Investment Board, for 55,000-square-foot lease at 77 K St., NE. The agency is moving from 1250 H St., NW this October. The deal brings the 326,000-square-foot building, owned by Brookfield Properties, to 92% occupancy.
