IRVINE, CA-Advertising agency Wunderman Southern California has signed a lease for 25,000 square feet at the Shorenstein Properties LLC’s 2010 Main St. office building in the Main Plaza complex in a relocation from elsewhere in Irvine. Wunderman, which occupies approximately the same square footage at its existing location, at 7535 Irvine Center Dr. in an Irvine Co. building, will occupy a full floor at the 2010 Main St. building, which is part of Shorenstein’s Main Plaza complex.

According to Orion Property Partners, which represented the building ownership, the transaction marks one of the five largest leases in the past six months in the Irvine Concourse, a a master-planned, 48-acre, 10-building office park featuring numerous on-site amenities including restaurants, a sports club and two hotels. Rich Essen, partner with Orion Property Partners, commented, “It’s a testament to the quality of the property and the ownership that we’ve been able to increase occupancy during this challenging market.”

Orion has now completed over 300,000 square feet of leasing at Main Plaza since Shorenstein acquired the property in August 2008. In the Wunderman lease, the tenant was represented by Justin Hill and Mark Friend of CB Richard Ellis.

Built in 1987, the 2010 Main St. property is one of two granite-clad, 12-story office towers dubbed Main Plaza, which together total approximately 607,000 square feet. Shorenstein bought the property in August 2008, when it was 66% leased. Upon closing, Shorenstein immediately started working with Orion as its leasing representatives. With this latest lease, Main Plaza is 75% leased, with a tenant roster including Towers Watson, Corvel, Dechert LLC and Balboa Capital.

Shorenstein Properties SVP Jim Pierre commented: “When we purchased the property in 2008, the buildings were well maintained but occupancy levels were declining as a result of the downturn in the residential home building and mortgage sectors. We liked the long-term fundamentals of this Airport Area submarket because of its excellent amenities and access to a highly skilled work force.”
