CHICAGO-Healthcare Information and Management Systems Society, a not-for-profit medical IT group with more than 30,000 members, is relocating and expanding its headquarters to 32,690 square feet at 33 W. Monroe. The company is currently spread around multiple offices at 230 E. Ohio, and will be able to expand on the 17th floor at its new location.

The 50-year-old group will take occupancy in the summer. Faye Oomen represented owner AmTrust Realty Corp., while Peggy McTigue and Cal Wessman with CB Richard Ellis represented the tenant. “(This) is a quality building with great location right in the heart of the Loop,” said McTigue in a statement. “Additionally, the aggressive lease economics will help HIMSS keep its occupancy costs low while ensuring future flexibility for growth.”

The lease rate was not disclosed. Average rates in the Central Loop were $37.43 per square foot for office property in the fourth quarter, according to a report by Grubb & Ellis.

 

CHICAGO-Jeff Cherner and Rup Patel with NorthMarq Capital’s Chicago Regional office arranged a non-recourse first mortgage of $25 million for 300 W. Adams, a 12-story 253,000-square-foot office building. Major tenants in the building are Teach for America, Illinois Criminal Justice, Vibes Media and PNC.

CHICAGO-The Habitat company has been selected as the new management company for the Bristol, a 178-unit condominium at 57 East Delaware Pl. The property was built in 2000. The building offers multiple layouts, each having one to three or more bedrooms. The average floor plan is 1,105 square feet of living space.

WEST DUNDEE, IL-JLM Financial Investments LLC completed the acquisition of a $7.9 million commercial real estate loan secured by the Springhill Fashion Corner Shopping Center here. The company purchased the non-performing note through a sealed bid purchase. Springhill Fashion Center is a 123,217-square-foot community shopping center originally built in mid-1980s and renovated in 2008. It is adjacent to the Spring Hill Mall. At closing, the property was 44% occupied.

DEERFIELD, IL-An affiliate of GF Management has been named manager of the Embassy Suites Chicago-North Shore here. DEIL Associates assumed management. Daily operations continued uninterrupted following the management turnover, and all on-property staff were offered the opportunity to remain employed at the property. Embassy Suites Hotels is a full-service brand within the Hilton Worldwide portfolio of brands. The Embassy Suites Chicago-North Shore is an all-suite hotel featuring 237 suites.

CREST HILL, IL-The City of Crest Hill is pleased to welcome Goglanian Bakeries to the community. The Santa Ana, CA- based maker of pizza crusts, flat breads and other bakery goods will house its new Midwest production and distribution center in a vacant 262,500-square-foot building at 21511 Division St. Production is scheduled to be up and running by May 2011. According to executives with the privately held company, 300 new jobs will be created once production begins. Goglanian was represented by Transwestern.

OAKBROOK TERRACE, IL-HomeGoods recently signed a lease for 25,503 square feet of space at 600 N. Michigan Ave., according to Mid-America Real Estate Group. Steve Baer and Gary Greenfield of Metro Commercial represented the tenant.

ALSIP, IL-Sperry Van Ness LLC completed its first commercial property auction in the Chicagoland area. The firm auctioned a 5,770 square foot retail building situated on approximately 30,000 square feet of land.

DOWNERS GROVE, IL-Morgan-Harbour Construction Co. is pleased to announce that the firm has completed a 32,289-square-foot office build-out for CompTIA at 3500 Lacey Rd. The non-profit trade association advances the global interests of information technology professionals and companies including manufacturers, distributors, resellers, and educational institutions. The firm is relocating to the property on Lacey Road from another facility within Downers Grove. The project included the construction of private offices, conference rooms, open work space areas and a break room within CompTIA’s new space.

CHICAGO-Newcastle Limited has acquired 2500 West North Ave., a 14,800-square-foot retail center with parking in the Bucktown retail corridor, for $4.6 million. Newcastle purchased the property on behalf of the firm’s $500 million Chicago real estate investment platform. The all-cash deal closed in 80 days. Located at the corner of North and Campbell avenues (just west of Western Avenue), the single-story building is currently 100% occupied by the following national retailers: O’Reilly Auto Parts, Charter One Bank, H&R Block, GameStop, Subway and Acceptance Insurance. Austin Weisenbeck and Sean Sharko with Marcus & Millichap represented all parties in the transaction.

CHICAGO-The commercial brokerage division of Chicago-based @properties announced two new retail leases totaling 4,100 square feet at Westport Commons, a 180,000-square-foot shopping center at 87th Street and Kedzie Avenue on the Southwest Side. Atlanta-based real estate firm, H.J. Russell & Co., which manages housing developments for the Chicago Housing Authority, leased 1,800 square feet for a regional management office. In the other transaction, Churkey’s Chicken and Turkey Grill leased 2,300 square feet for a new casual dining restaurant. Both leases run five years. Michael Rourke, vice president of commercial services for @properties, and Marisa Roussel, an associate in the Oak Brook office of CBRE, represented the landlord, Westport Associates LP. H.J. Russell and Co. was represented by Wendy Fuller Stewart, an independent real estate broker. Churkey’s represented itself in its lease negotiations. The two leases bring the property to 95% occupancy. The center is anchored by an Ultra Foods and Bally Total Fitness. Other tenants include Fashion Bug, Rainbow Kids and Dunkin Donuts/Baskin Robbins.

BLOOMFIELD HILLS, MI-Friedman Real Estate Group Inc. recently negotiated the lease of a 3,940-square-foot freestanding office building known as Stoneridge IV at 40800 Woodward Ave. The space was leased to Communicare LLC, a growing Florida based company specializing in reacquainting brain trauma victims with everyday activities. Al Ellis and his team represented the landlord and the tenant in this transaction. The landlord is Vanilla Woodward.

ROCHESTER HILLS, MI-Centro Properties Group announced a 47,884-square-foot Emagine Theatres recently opened at Hampton Village Centre, located north of Highway 59, on Rochester Road in between Auburn Road and Barclay Circle. WEST BLOOMFIELD, MI-Newmark Knight Frank recently represented New Gateway Inc., a community service organization that cares for mentally and physically challenged adults, in its relocation here. New Gateway will occupy its own building, a 9,200-square-foot flex building at 5642 Maple Rd. The organization was facing an unexpected change in building compliance at its current location in Bloomfield Hills, MI, according to Mitchell Lipton, executive managing director and principal, who represented New Gateway with Brian Schwartz.

LANSING, MI-The Michigan Economic Growth Authority has approved tax incentives for nine companies choosing to expand or locate in Michigan. According to the companies’ estimates, the approved projects are expected to generate up to $89.4 million in new private investment, and create and retain a projected 1,222 direct jobs in communities across the state. The investments include Changan US Research and Development Center Inc. leasing a building in Plymouth, MI for a research and development center, and Chemetall US Inc. plans to invest $20.7 million to build a new manufacturing facility in Jackson, MI.

FOREST PARK, OH-Stan Johnson Co. has completed the sale of a 335,700-square-foot industrial building that is 100% occupied by the Hillman Group, a distributor of fasteners, keys, letters, numbers, signs, and engraving, to New York City-based Angelo Gordon & Co. Built in 2004 the property is on 21 acres at 1700 Carillon Blvd. Craig Tomlinson represented the buyer as well as the seller, Cincinnati United Contractors Inc., in the transaction.

CLEVELAND-Brook Crompton has signed a lease for approximately 23,000 square feet at the former White Motor Facility, now known as Shoreway Commerce Park. The park is managed and being developed by Lyndhurst’s First Interstate Properties Ltd. The property at 842 East 79th St. has been undergoing extensive refurbishing. The tenant is a manufacturer of electric motors for the global industrial market. Shoreway Commerce Park features about 450,000 square feet of space. The park also features nearly 17 acres of shovel-ready land that has been environmentally remediated. The available land acreage is the largest ready-to-build industrial site in the city with available rail service and nearly direct Interstate access to Interstate 90. Once completed in the summer of 2012, the complex will be a technical, logistics, and distribution hub for the Cleveland Metropolitan Area. Eliot Kijewski with Cresco Real Estate represented the landlord, First Interstate Properties and the tenant in the transaction.

WATERTOWN, WI-Trek Bicycle Corp. leased 82,800 square feet of industrial and flex space at 1007 S. 12th St. from Wangard Partners. Trek will use the space to manufacture and distribute bicycles. Pete Slezak with Cassidy Turley Barry brokered the transaction. Additionally, Slezak brokered a 29,200-square-foot expansion of an existing lease to Morris Material Handling Inc. in the same building.
