COSTA MESA, CA-Morgan Drexen Inc., an Anaheim, CA-based provider of support services for lawyers, has signed a five-year lease to relocate to the Irvine Co.'s 675 Anton Blvd. The 65,131-square-foot office building is part of Pacific Arts Plaza, a four-building complex totaling 827,000 square feet that the Irvine Co. bought last year. Morgan Drexen will occupy the entire building in a lease that begins on March 1, according to Jay Carnahan and Troy Leland of Irvine-based Orion Property Partners, who represented the tenant. The Irvine Co. was represented internally by Rick Wandrocke and Gary Gerson.

Morgan Drexen, which is relocating as a result of the expansion of its nationwide integrated legal support services, expects to move a work force of 300 into the building, which formerly was occupied by Bank of America. B of A was only occupying approx 20% of the space, but the bank had previously occupied the entire building for 30 years.

Morgan Drexen plans to start moving into 675 Anton in March and expects to occupy the entire building by late June. Morgan Drexen CEO Walter Ledda commented: “We are thrilled to be ble to stay in Orange County. This is great for our employees and it allows us the extra space we need as a growing company.”

Pacific Arts Plaza comprises four class A office buildings located along the 405 Freeway at Bristol Street, which is within walking distance of the South Coast Plaza mall. The complex is part of the Orange County Theatre district, which includes the OC Performing Arts Center, South Coast Repertory Theatre, Center Club, Cinemas and premier dining.

The Irvine Co. bought the complex via a receivership sale in December, according to a GlobeSt.com report at the time. The price was undisclosed, but sources pegged it at $213 million.

Pacific Arts Plaza was in receivership “pursuant to our written agreement with the respective special servicer,” according to MPG Office Trust’s third-quarter financial report for the period ending Sept. 30. In addition to 675 Anton Blvd., the complex includes office towers at 611 Anton Blvd., 3200 Park Center and 3200 Bristol St.
