ARLINGTON, VA-Good news from landlords weary of the recession continues to filter in. The latest comes from Tishman Speyer, which just announced that the Carlyle Group has signed a long-term lease for approximately 70,000 square feet at Commonwealth Tower here. It will take occupancy by year-end 2011.

Commonwealth Tower is a 15-story, 360,000-square-foot, class A office in the heart of the Rosslyn submarket. CB Richard Ellis’ Patrick Marr, Sally Wilson and Chau Leung represented Carlyle in the transaction. Tony Womack and Brooks Brown represented Tishman Speyer Properties.

While Rosslyn is a fairly easy submarket in which to fill space, other more tenant-challenged submarkets are starting to fill up as well. Monument Realty reports it has leased 85% of 55 M St. in the Capitol Riverfront, after inking large leases with the District of Columbia’s Department of Transportation and the Federal Aviation Administration in the fourth quarter.

The DDOT signed a 150,000-square-foot lease agreement for a portion of the third floor and all of the fourth through seventh floors. The agency will be relocating from 2000 14th St., NW and plans to occupy the building by the second quarter of this year. Meanwhile, the FAA signed a 50,0000-square-foot lease agreement for 10 years on the eighth floor and a portion of the ninth floor. It will move in April 2011. There are now only three smaller suites of office space remaining.
