LOS ANGELES-Premier Business Centers of Irvine, CA has inked a deal for a new location at the AT&T Center at 1150 S. Olive St. The executive suites operator plans to open the new suites at the end of February in 10,319 rentable square feet on the 20th floor. The new location, Premier's 59th, will consist of 39 offices, two conference rooms, a kitchen and a reception area.
The AT&T Center is Premier’s 15th new location in the past 22 months, its 24th location in Los Angeles County and second business center in Downtown Los Angeles, according to Jeff Reinstein, the company's CEO. He describes the location, between Olive and Hill streets on 12th street, as "a part of the renaissance that is happening in the South Park/LA Live! District of Los Angeles.”
AT&T Center recently underwent a $35 million renovation and redesign by architect Gensler & Associates. The AT&T Center, formerly called the SBC Tower, Transamerica Building, and Occidental Life Building, is a 32-floor building that completed in 1965.
Operators of executive suites have said that business has grown during the current downturn as more and more corporations turn to office business centers for a wider range of business units. They also say that leasing space in a business center appeals strongly to many tenants in today's uncertain economic client because such leases typically offer a range of flexibility that is much higher than that of a conventional office lease.
Suites operators also say they represent an appealing business proposition for landlords not just during the recession but also in better times when tenants grow. The executive suites centers tend provide incubators for larger space needs within a building, so that when companies grow they often take more space in a direct lease with the landlord.
