ROSEMONT, IL-First Hospitality Group Inc., a management and development company with property in nine states, has agreed to lease a new headquarters at O’Hare International Center. The company is taking 13,000 square feet in the Duke Realty-owned, nine-story office.

The tenant is currently operating out of Orchard Point Office Center, also in Rosemont. Joseph Dvorak, an EVP with Colliers International, tells GlobeSt.com that the company signed an 11-year lease at the new location, a 250,000-square-foot building at 10275 W. Higgins Rd., and plans to move in sometime in June.

Dvorak, who represented the tenant in the transaction, says many tenants in the O’Hare submarket of Chicago are moving around to gain better rates while they control the market. “This submarket and the Northwest submarket are probably the two worst markets for landlords in Chicago,” he says. “We think it will be a tenant-driven market for at least the next couple of years.”

The O’Hare submarket has a 24% vacancy rate, according to a fourth-quarter Grubb & Ellis report, but still has the highest suburban office average lease rate at $27.81 per square foot. Josh Robbins with Duke represented the owner in the transaction.

 

BOLINGBROOK, IL-Ellen Steinbrecher and CJ Kuehl, both principals with Lee & Associates of Illinois LLC, represented S/Tec in their lease of 4,614 square feet of office space at 440 Quadrangle Dr. Jim Adler with NAI Hiffman represented building ownership in the transaction.

LINCOLNSHIRE, IL-CB Richard Ellis’ Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham were the sole brokers in the sale of 550 Bond St. Bond Street LLC sold the 75,703-square-foot industrial warehouse building to Interior Investments LLC for an undisclosed price.  The asking price was $4.4 million. The property is on 4.3 acres and includes 10,183 square feet of office space, three interior loading docks and heavy parking.

NEW LENOX, IL-HSA PrimeCare, the medical office division of Chicago-based HSA Commercial Real Estate, is beginning development of a two-story, 22,500-square-foot outpatient cancer treatment center for Silver Cross Hospital. The University of Chicago Cancer Center at Silver Cross Hospital, at 1850 Silver Cross Blvd., will be fully occupied by the University of Chicago Medical Center oncology department and a joint UCMC-Silver Cross Hospital oncology practice. HSA PrimeCare will own and manage the facility. The UCMC oncology department will occupy 10,224 square feet of the facility, while a UCMC-Silver Cross Hospital joint practice in oncology will occupy 9,661 square feet. Construction is scheduled to begin in spring 2011 with a projected opening in spring 2012.

GENEVA, IL-Five-Guys Burgers and Fries recently signed a lease for 2,158 square feet at Geneva Commons here. According to Richard Spinell of Oakbrook Terrace, IL-based Mid-America Asset Management Inc., the leasing representative for the 437,650 square-foot lifestyle center, the restaurant will open here in spring 2011. Kitsy Ritter represented the landlord in the transaction, while Five Guys was represented by Steve Frishman and Brian Adams. The center is on the southwest corner of Randall and Bricher Roads, and is anchored by Dick's Sporting Goods, Barnes & Noble, Crate & Barrel, Pottery Barn, H & M and Coldwater Creek.

CHICAGO-LG Development Group is serving as the general contractor for a Boka Restaurant Group (Kevin Boehm and Rob Katz) restaurant, GT Fish & Oyster, at 531 N. Wells. The eatery is set to open next month under chef Giuseppe Tentori. The 5,000-square-foot first-floor space, previously occupied by restaurant Tizi Melloul, will seat approximately 150 and include a bar/lounge area, oyster-shucking station and a main dining room. Sidewalk patio seating will be available seasonally.

SCHAUMBURG, IL-Morgan / Harbour Construction Co., based in Woodridge, IL, has been selected to complete an 18,881-square-foot office build-out for New York Life Insurance Co. at 20 N. Martingale Rd. The mutual life insurance company is opening a new office location at the Martingale office property. Morgan / Harbour will construct private offices, conference rooms, open work space areas and a break room.

DES PLAINES, IL-Chicago Rush, one of the members of the Arena Football League, has completed an office lease at 2340 South River Rd. John Homsher, a principal at Podolsky Northstar CORFAC International completed the tenant representation assignment. The team leased 5,450 square feet of space and will occupy a portion of the fourth floor of the four story, 126,300-square-foot building. This will serve as the corporate headquarters for the team and its operations. The building is at the intersection of River Road and Touhy Avenue, across from the Tri-State Tollway (Interstate 294). According to Homsher, the Chicago Rush selected this building because of its location, amenities, rooftop signage with visibility from I-294 and monument signage on Touhy Avenue. Brandt Pfeifer with Continental Offices Ltd. represented building ownership.

 

RIVERDALE, IL-McShane Construction Co.  has completed a redevelopment project at the 45-year-old Riverdale Senior Apartments assignment on behalf Turnstone Development Corp.  The extensive reconstruction and renovation project is at 335 W. 138th St. The 52-unit, five-story multifamily project includes a combination of public and affordable housing, encompassing 43 one-bedroom apartments and nine two-bedroom units. The project received funding from the American Reinvestment and Recovery Act through the US Department of Housing and Urban Development, the Housing Authority of the County of Cook, and the County of Cook’s Department of Planning and Development.  The project also complied with the recent “Buy American” provision of the government’s stimulus act.

ST. PAUL, MN-CB Richard Ellis has announced that the Amherst H. Wilder Foundation’s Bush Memorial Children’s Center at 180 S. Grotto St. is back on the market for the list price of

$2.2 million. Jerry Driessen and Joe Hughes of CB Richard Ellis are representing Wilder in the sale of the property. The property was under contract to sell for the previous three months, but the buyers decided not to purchase the property so it is again available for purchase or lease. The 26,000-square-foot building is on 2.6 acres and was formerly used as a children’s residential facility and children’s school, and was built in 1970. Major upgrades were made in 1995, 2000, and 2006. The property is zoned R4.

SHREWSBURY, MO-Jeff Chaney, SVP and managing director of NorthMarq Capital’s St. Louis office, arranged an $8.5 million mortgage for Mackenzie Pointe Shopping Center, a grocery-anchored retail center at 7241 Watson Rd. here. The property is on 23.2 acres and contains 167,916 square feet of rentable retail space. The major tenant in the center is Dierbergs. Financing was based on a 10-year term and a 25-year amortization.

INDIANAPOLIS-Cassidy Turley/Indianapolis announced the sale of the former SMC Corp. North American headquarters property at 3011 N. Franklin Rd. here. Victory JV3 LLC acquired the SMC property for occupancy by Genesis Casket Co., which will open a manufacturing and distribution operation this summer and projects the creation of 300 new jobs by 2014.  Genesis is a subsidiary of Gestamp. The 241,896-square-foot facility sits on 18.62 acres and offers 30,000 square feet of corporate office space with internal power and air distribution to accommodate the manufacturing operations of Genesis. The property was listed for 4 million, but the sale price was undisclosed.  Jeff Castell, principal with Cassidy Turley, negotiated the sale to Victory JV3 LLC on behalf of SMC Corp.

ST. JOHN, IN-The Boulder Group has completed the sale of a single tenant property ground leased to Walgreens for $2.74 million. The 63,162-square-foot parcel is 100% leased on a long term basis to Walgreen’s. Randy Blankstein and Jimmy Goodman represented the seller, a Chicago based developer. The purchaser was an institutional investor based in the Midwest.  HIGHLAND TOWNSHIP, MI-The Salvation Army leased a 29,730-square-foot retail space at 560 W. Highland Rd. John Lominack with Colliers International represented the tenant in this transaction. The retail operation is scheduled to open on or about June 1.

WARREN, MI-L. Mason Capitani Corfac International arranged the sale of a 16,974-square foot-building at 27560 College Park Dr. Detroit Spectrum Painters purchased the facility in order to relocate their commercial, industrial and residential painting business from southern

Warren. Michael Grammatico represented the purchaser in this transaction.
