1918 Eighth Ave.

SEATTLE-Amazon.com has signed a lease with building owner and developer Schnitzer West for 460,000 square feet of office space at Schnitzer's new 1918 Eighth Ave. project. The lease brings occupancy to 94% at the 36-story, class A building, which was completed in 2009, according to Dan Ivanoff, founder and managing investment partner for Schnitzer West LLC.

Located in the Denny Triangle neighborhood, the 1918 Eighth Ave. building is situated between the retail core and the South Lake Union neighborhood. It was designed by Seattle-based architectural firm NBBJ and is LEED Gold certified.

The new Amazon lease is in addition to the approximately two million square feet of headquarters space that the online retailer will ultimately occupy in the South Lake Union district of Seattle. Schnitzer West and Vulcan Real Estate developed the first phase of Amazon’s South Lake Union headquarters, known as Phase 1A and 1B, in a joint venture.

Vulcan recently announced that the third phase of the Amazon headquarters has been completed, with two new office buildings now fully occupied. The third phase consists of two class A office buildings totaling 237,000 square feet and 40,000 square feet of street-level retail space on the northeast corner of Terry Avenue and Republican Street, and along Mercer between Terry and Boren. The project team for phase three, which is designed for LEED Gold certification, included LMN Architects and Sellen Construction.

Vulcan also developed the second phase, completed and occupied last year, which included 158,000 square feet of office and 14,000 square feet of street-level retail space. The fourth phase of the new headquarters is expected to open this spring, when the majority of the buildings will be occupied. The final phase is under construction and scheduled for completion in 2013.
