ROSSLYN, VA-Talk on the street is that a large-size tenant currently residing in Reston, VA is seriously considering making the jump to a building under construction here; specifically, JBG Cos.’ 800 N. Glebe Rd., a 10-story, 316,000-square foot, class A office and retail complex in the Rosslyn-Ballston Corridor. The tenant could be expected to fill a sizeable amount of the building.

JBG did not return GlobeSt.com inquiries in time for publication, but the deal was repeated on the record by Jones Lang LaSalle’s Scott Homa. Rosslyn, VA, including the RB Corridor, is the poster child for the "Field of Dreams" expression “if you build it they will come.”

Broadly speaking, Homa says that “there is a disproportionate share of demand for quality projects inside the Beltway, and Rosslyn seems to get a disproportionate share of that demand as well. There is definitely allure and appeal for metro-approximate developments in the RB Corridor.”

There are a small handful of projects underway in the market now, with JBG’s progressing more quietly than others. Now in its second stage of construction, concrete pillars are currently being poured atop the already completed underground parking garage. The project, designed to Gold LEED specs, is expected to deliver in March 2012. It will feature 30,000-square-foot floor plates and 28,000 square feet of retail. Other developments underway include Skanska USA’s 1776 Wilson Blvd. and Monday Properties’ 1812 N. Moore St.
