SANTA CLARA, CA-Tellabs Inc., a maker and marketer of products and services for wireless networks and other communications services, has signed a lease for 75,000 square feet of office/R&D space at 4555 Great America Parkway, a six-story, 300,000-square-foot class A building. According to Scott Kinder of Cresa Partners in San Jose, who represented Tellabs, the company is expanding and consolidating operations from its previous location at 2200 Central Expressway in Santa Clara.

Tellabs is expected to complete the move in April. The company now occupies approximately 150,000 square feet in the office park, which consists of two 300,000-square-foot buildings. In its new lease, landlord Prudential Insurance Co. was represented Bob Steinbock, Christian Marent and Mark Christiersen of CB Richard Ellis.

Terms of the lease at 4555 Great America Parkway were not disclosed. A Loopnet listing for the building quotes asking rates of $1.99 per square foot per month, triple-net.

The facilities at 4555 Great America Parkway are part of more than 1.4 million square feet of space that publicly held Tellabs occupies worldwide, according to the company's annual report. The report notes that Tellabs, which maintains its corporate headquarters Naperville, IL, operated 51 facilities globally as of Dec. 31. That figure included 178,000 square feet of corporate and administration space, 735,000 square feet of research and development space, 224,000 square feet of operations space and 294,000 square feet for sales and service. The company owns 900,000 square feet of the total, including its headquarters facility and four facilities in Espoo, Finland.

Kinder notes that Tellabs employs over 2,000 people in the US and continues to expand its presence in the Santa Clara Valley, with Cresa Partners advising and assisting the company worldwide.
