NORTHBROOK, IL-A joint venture of Annenberg Investments and Moyer Properties has captured financing of $6.7 million for 885 Sunset Ridge here, the headquarters for Nestle Foods Frozen Pizza Division, housing the brands of DiGorno, Tombstone, California Pizza Kitchen, Jack’s and Delissio. The tenant has invested more than $15 million in renovations of the building, including the creation of a research and development center.

The building is 75,260 square feet, divided to included 60% of office space and $40% of R&D. The owners purchased former Plunkett Furniture building in May 2010 and Nestle signed a long-term lease for the entire building and moved in during December.

Jell Cherner, SVP and managing director with Northmarq, originated the 15-year loan. He says though Chicago office and industrial has struggled in the past two years, if a property is well-located, well-leased and well-capitalized, there is an abundant amount of money available at low rates.

“This is the third suburban Chicago office building that I’ve financed in the past there months, and there continues to be an appetite from lenders for more suburban deals, whether it’s office, industrial or shopping centers. There’s significantly more institutional money looking to be placed with new loans, and lenders are willing to do some things today they wouldn’t do six months ago,” Cherner tells GlobeSt.com.

 

AURORA, IL-Cohen Financial has arranged a $4 million refinancing of an industrial corporate headquarters building at 4215 Campus Dr. The property totals 46,986 square feet and houses office, laboratory and warehouse space. Engineering Systems Inc., a national engineering and scientific investigation and analysis firm that specializes in corporate accidents, has fully leased the property for its corporate headquarters. Michael Grant, director, secured the fixed-rate, 10-year term loan with a 20-year amortization schedule. The lender is an East Coast-based life insurance company. The borrower is Campus Drive LLC and the developer is REM Management Co.

CHICAGO-Reed Construction has been selected to complete a 50,000-square-foot interior build-out for Stifel Nicolaus within Three First National Plaza, at 70 W. Madison in Chicago, a 57-story, 1.4-million-square-foot office property that was originally constructed in 1981. Reed will renovate the 24th and 25th floors of the building. The renovation will feature a new reception area with marble flooring, the construction of new executive offices with glass and wood crafted facades and a new video conferencing system. Construction is scheduled for completion this spring.

BOLINGBROOK, IL- Premier Transportation has leased 164,355 square feet at Highland Corporate Center Building Two here. The fully leased, 328,709-square-foot industrial facility includes features such as 30-foot clear ceilings, 40 exterior docks and significant trailer storage. The site was the second of three industrial buildings developed by ML Realty Partners at the complex, which totaling approximately one million square feet. The tenant is a carrier that specializes in providing integrated transportation and logistics solutions to the retail and consumer products industries nationwide. Jason West and Sean Henrick with Cushman & Wakefield were the sole brokers in this transaction.

OAK BROOK, IL- A.M. Castle & Co. has selected McShane Construction Co. for the design/build construction of a 38,638-square-foot tenant suite that will house its new corporate headquarters. The tenant is a specialty metals and plastics company that operates more than 55 locations throughout North America, Europe and Asia. The firm is moving its headquarters from Franklin Park, IL to an office suite located within a three-story office building at 1420 Kensington Rd. within the Crossings Business Park. The assignment is scheduled for completion this month.

INDIANAPOLIS- CB Richard Ellis recently represented Advion BioServices in the lease of 22,011 square feet of laboratory space within the Purdue Research Park at Ameriplex Business Park, located immediately south of the Indianapolis International Airport. The bio-analytical contract research organization is opening the new laboratory to provide metabolism, screening, and other early-stage bio-analytical services to life sciences customers. The tenant plans for the laboratory to be fully operational at the end of May. Terry Busch represented Advion in the transaction.

INDIANAPOLIS-HFF has arranged a $5.9 million refinancing for Oakbrook Village Apartments, a 384-unit multihousing community here. Working on behalf of the owner, Oakbrook Village LLC, HFF placed the 10-year, 5.43% fixed-rate loan with Freddie Mac. The apartments are at 6098 Georgetown Rd. The property is managed by an affiliate of the owner; Wilds Property Management. The HFF team representing the borrower was led by Dave Keller, senior managing director.

LINCOLN, NE-Salmanson Capital LLC, a New York City-based firm, has acquired an off-campus student housing complex serving University of Nebraska undergraduate students for $7.7 million. Claremont Park Apartments is a 103,000 square-foot, eight-building apartment complex that includes 238 beds in 88 separate units.  The complex, which is 100% leased, is four blocks from campus and offers residents more comforts and amenities than other off-campus housing options in Lincoln. David E. Salmanson, president of the company, said in a statement that his firm plans to upgrade the infrastructure even further. A newly-created affiliate of Salmanson, University Capital Management LLC, will manage the property.

OMAHA, NE-World Group Commercial Real Estate principal Trenton B. Magid has brokered the lease of 120,000 square feet of industrial space at 110th and E Circle. Magid represented the landlord, Schumacher Enterprises LLC, in the five-year lease, which includes an option to buy. The new tenant is Lincoln Structural Solutions LLC, which will relocate to the E Circle building from Lincoln, Neb. The tenant has leased the entire building and plans to open in May.

Lincoln is a division of Omaha-based Owen Industries, a distributor of construction material for the nuclear industry.

DES MOINES, IA-Opus Development Corp. has executed a long-term, build-to-suit lease with Hewlett-Packard for a new 300,000-square-foot industrial facility here. Opus Design Build LLC will construct the new facility and Opus AE Group Inc. is the project architect. The project is slated to break ground this spring with completion scheduled for February 2012.

MINNEAPOLIS-Coldwell  Banker Commercial Griffin Co. has launched a new Business Brokerage division. As part of this initiative, the comany has brought on board Michael N. Palm Sr. as SVP.

MT. PLEASANT, WI-AllStates Trucking Inc., a full service logistics and transportation company, recently signed a long-term lease for 63,838 square feet of warehouse/distribution space in HSA Commercial’s Park 94 here. AllStates joins Maysteel LLC in Building Two at the park. Maysteel began occupancy in January on the remaining space of the 125,000 square foot facility, at 1400 International Dr. Building One at the park, a 323,610-square-foot warehouse/distribution facility, was sold in February to Seda International Packaging for its North American Headquarters. Both buildings in the park are now fully occupied. Kenneth R. Braden with Cassidy Turley Barry and David Liebman, David Bercu and Brendan Green with Colliers International were the listing brokers on the transaction.
