TRENTON-The Delaware River waterfront continues to be a leasing destination, as two tenants have signed office leases at 400 Riverview Plaza here, according to Advance Realty, the owner and developer of the 30,000-square-foot, two-story building.

The Times of Trenton has signed for a 5,605-square-foot space on the first floor, relocating from 500 Perry St. The newspaper will move its editorial and advertising staff in a few months after renovations are completed on the space. Government and public relations firm Public Strategies Impact has renewed its 5,435-square-foot space at the building for another five years.

“These two important transactions bring Riverview Plaza’s occupancy to approximately 95%,” Brian Banasynski, Advance Realty VP of leasing, says in a release. “The Times of Trenton’s executives felt it was important to keep the staff based in Trenton to better serve the community, while Public Strategies Impact also found it important to remain near the state capital. Riverview Plaza provides both tenants with a highly visible and convenient location in Mercer County that meets those needs.”

Rates were not disclosed, but the asking rent for a 7,000-square-foot space at the building is $22.50 per square foot, according to LoopNet. Other development planned for the area includes 400,000 square feet of office and retail space and a full-service hotel

Jerry Fennelly, president of NAI Fennelly, represented Advance Realty, while Michael Pratico of Richardson Commercial Realtors represented the Times of Trenton, in that negotiation. Banaszynski represented Advance, while Greg Lezynski of UGL Equis represented the tenant in the Public Strategies Impact deal.
