NEW YORK CITY-Counsel Press, an appellate services company, has signed a lease expansion for space at 460 W. 34th St., where the company will take 21,000 square feet on the fourth floor.

Tyler Owens, associate director in the Collier’s International New York City office, and senior managing director Richard Plehn represented Counsel Press in the deal. Asking rent for the space was $27 per square foot, Owens tells GlobeSt.com.

“What I think they’re really looking for is a high quality building that provided for a good balance between reduced cost and increased efficiency,” Owens says. “They took about 21,000 square feet and there is a possibility that in the future that they could expand onto the whole floor.” Occupying the whole floor would bring Counsel’s space in the building to 30,000 square feet.

“We’re building the space out for them,” says Daniel Kahn, who represented the owner, the Kaufman Organization in-house.” Kahn, who worked the deal with colleague Daniel Lipton, says that the deal came in below market rate for the area.

Currently located at 520 Eighth Ave., Counsel will move to the new location sometime in September.
