New York City
The first mortgage note on a 17-story luxury apartment building in the Long Island City section of Queens has traded at a discount from its par value of approximately $48 million, according to the Highcap Group, whose Laurence Ross and Joshua Goldflam brokered the deal. The buyer was not disclosed; Real Capital Analytics identifies the seller of the note on 41-17 Crescent St. as NCF Equities. Better known as the Crescent Club, the 130-unit project broke ground in 2007 but stalled as the residential sales market was buffeted by the downturn.
Retro Fitness has signed a 25,000-square-foot deal for the fitness club’s first Brooklyn location, at 203 Berry St. in Williamsburg. CPEX’s Ryan Condren and Eric Altschul represented landlord LNA Realty Holdings of the Ailon Pituach Group while the tenant was represented by Scott Sher at Katz and Associates. The lease is in a newly constructed retail spaceat the base of a multifamily development.
Tech leasing also proliferated in Brooklyn over the past week. In the largest of the transactions, Area 17, a web development company, signed on for 4,000 square feet at 99 Richardson St. in the borough’s Greenpoint section. Kalmon Dolgin Affiliates’ Grant Dolgin represented the owner, Richardson Street LLC, while Sean Philipps of Prudential Douglas Elliman represented the tenant in the deal.
For its part, landlord Two Trees Management signed a trio of digital companies at three separate locations in Brooklyn’s DUMBO neighborhood. Official.FM took 1,590 square feet at 20 Jay St., while North American Ideon and Breakfast each took 1,436 square feet at 45 Main St. and 55 Washington St., respectively. Representing the landlord for the Official.FM and North American Ideon leases was Alex Bos of Two Trees; Caroline Pardo represented Two Trees with the Breakfast transaction. No brokers represented the tenants.
Boston
The Commons at Haynes Farm, a 10-building, 302-unit apartment community in Shrewsbury, MA, has sold to New York City-based REIT Home Properties for $40.5 million. CB Richard Ellis/New England’s Travis D’Amato represented sellers GE and John M. Corcoran and Co. and procured the buyer. The rental units at Haynes Farm are 97% occupied.
Connecticut
In another deal brokered by the Highcap Group, the 99-year leasehold on Silver Commons Shopping Center at 482-496 S. Broad Street in Meriden, CT, has sold for approximately $7.1 million. Ross represented the buyer, a tri-state area-based investor, and Daniel de Sa’ of EXP Realty Advisors represented the seller, identified in published reports as Meriden Retail LLC. The 26,260-square-foot property was built in 2007.
