ATLANTA-RHP Partners has acquired the majority of the shopping center at the triangular intersection of Roswell, Piedmont and Habersham Roads--the gateway to the heart of Buckhead. Terms of the deal were not disclosed.
RHP Partners is a partnership of Frank Buonanotte, founder of the Shopping Center Group, and Jeff Stein, founder of Stein Investment Group. Eli Property was the seller.
The deal includes about 7,600 square feet of the 9,000-square-foot shopping center on 0.9 acres. RHP plans to invest $750,000 to renovate the mall.
“The renovation of Buckhead Pointe will provide an opportunity for tenants to have a ‘pole position’ in the most affluent market in Atlanta,” Stein tells GlobeSt.com. “As residents of the surrounding community, we are looking to create not only a retail amenity, but also an aesthetically pleasing facade for Buckhead and the surrounding communities. Recently, there seems to be more opportunities in the Atlanta market to acquire aging properties and redevelop them for generational real estate holdings.”
By Aug. 31, the center will be vacant and rebranded as Buckhead Pointe. Renovation work is set to kick off the next day. Improvements include painting and resurfacing the entire structure to create a visually cohesive center. Updated signs bands and raised parapets will offer tenants more visibility. Metal canopies will be added, storefronts replaced and lighting enhanced, among other renovations.
“Our vision is to create the appeal that a corner of such prominence deserves, while delivering an attracting retail amenity for Buckhead and the communities beyond,” Buonanotte said in a statement. “We are in a position to attract the type of tenants to create an appropriate blend for this upscale neighborhood.”
The Shopping Center Group will serve as the exclusive leasing agent for the retail center. The renovation project is expected to be complete by November.
