HOUSTON-An eight-month search has resulted in new space for Mahindra USA (MUSA). The tractor-builder and distributor signed a long-term lease for 134,815 square feet at the Satsuma Distribution Center, where it will consolidate two operations under one roof.

“We evaluated new construction and  evaluated buying land and doing a built-to-suit,” says Graham Horton with Stream Realty Partners’ Houston office. Horton, who worked with colleague David Buescher on behalf of MUSA, says the search also targeted locations outside of Houston and along the Gulf Coast.

Ultimately, because MUSA’s headquarters was in Houston, the company believed consolidation would be best here. And the 315,120-square-foot Satsuma Distribution Center at 9020 Jackrabbit Rd. was selected because it was priced aggressively and offered approximately four acres of outside storage capability.

“You don’t see spec distribution buildings with that much land ratio available for storage and parking,” Horton tells GlobeSt.com. “It was a unique component for that building.” Horton says the company will move into its new digs before the end of the year.

MUSA’s latest transaction provides a nice timeline for this company’s growth. The company originally took approximately 19,000 square feet of space in Tomball, which is northwest of Houston, then relocated to 5203 Aeropark Dr. near George Bush Intercontinental Airport. MUSA also opened a parts distribution center off of Clara Road on the northwest side. Horton says the Satsuma lease effectively combines company headquarters and parts distribution, while providing plenty of room for more growth. MUSA, a wholly owned subsidiary of Mahindra & Mahindra Ltd. of India, is the first tenant to take space in Satsuma Distribution Center.

Located on 115 acres near the intersection of US 290 and FM 1960, Satsuma Station Industrial Park is one of three deed-restricted business parks in development in the Houston area y locally based PinPoint Commercial. PinPoint was represented in the negotiations by CB Richard Ellis’ Houston office.
