WASHINGTON, DC-Gaedeke Group, which owns a sole building in the DC area market, 1310 G St., NW, has brought the East End building near the 97% occupancy mark with three new leases, including a 91-month lease from George Washington University. At 97%, the building’s occupancy is the highest it has been in three or four years, says Kirk Fetter, vice president of leasing for the Dallas-based owner. With the market improving “we would consider making another acquisition here,” Fetter says.

The university, a new tenant in the building, is leasing 7,758-square feet in the 12-story, 195,711-square foot building, with plans to use half of the space on the sixth floor for both office and classroom space.

Two other tenants in the building also expanded space with Gaedeke Group. Tower Legal Staffing took the 8,545-square feet in a five-year lease that triples its size. The General Services Administration expanded to nearly 60,000-square feet via an additional 11,840 square feet on the fifth floor. The US Department of Treasury's Alcohol and Tobacco Tax and Trade Bureau is the tenant.

GWU is planning to open its latest off-campus location in early January. This is the school’s first time in the East End neighborhood. The site search and negotiations were led by Studley’s Wendy Feldman Block and Leslie Korn, director of investment real estate for George Washington University. Jones Lang LaSalle’s David Bevirt represented Gaedeke during the talks.
JLL's Mary Mitschow represented the building owner in the talks with GSA and Transwestern’s Tom Hilley and Jeff Gross represented it in the talks with Tower Legal Staffing. In that deal, Doug Damron, formerly senior vice president with JLL, was the tenant representative.
