HOUSTON-Demar Services LLC renewed and expanded its lease on the seventh floors and eight floors of Regency Tower to 32,044 square feet. The engineering and construction firm has been at the location since 1999.
The building at 6200 Savoy is owned by GAR Associates XII LLC, which was represented by Patrick J. Tollett and Tara Tice of Oak Leaf Management. John S. Parsley with Colliers International represented the tenant.
"Demar evaluated over 15 office space options in the Southwest Houston office submarket, which currently has an overall vacancy rate of 18.6% at end of Q3 2011, per Colliers International research " Parsley noted in a statement. "Demar elected to expand and renew because of the quality location, landlord and work environment best fit their organization."
The overall submarket continues to improve, as indicated by other recent transactions at Regency Square Tower. Tara Tice of Oak Leaf Management Leasing Director noted "we have seen positive increase in the activity from oil, energy, construction/engineering, professional firms as well as service companies and Regency Square Tower occupancy has improved to 86% occupied.”
ACQUISITIONS/DISPOSITIONS
PHOENIX-Greenlaw Partners of Newport Beach, CA acquired the 76,286-square-foot 2929 Camelback from Stoughton Plaza LLC for $7.5 million. The class B asset was built in 1982 and underwent a complete renovation in 2008. The multi-tenant office building was 52% leased at the time of the sale. Eric Wichterman and Mick Coover with Cassidy Turley BRE Commercial’s Capital Markets Group executed the sale transaction on behalf of both the buyer and the seller. Cassidy Turley’s Jeff Wentworth, Blake Hastings and Sean Spellman have been retained to handle the leasing.
LEASES
ARLINGTON, TX-Physician Senior Services, a home health group, leased 2,250 square feet at Galactic Properties. Judy Zoch-Nitzinger, leasing specialist with SCM Real Estate Services, represented the tenant in this transaction. Drake Dominy with Swearingen Realty Group represented the landlord.
CARROLLTON, TX-Airband Communications leased 18,683 square feet of office space at Keller Springs Technology Center, located at 3220 Keller Springs Road in Carrollton. Jones Lang LaSalle’s Andy Leatherman and Jeff Staubach negotiated the lease on behalf of Airband Communications, while Russ Johnson and Sean Dalton with Grubb & Ellis represented FN Keller Springs.
DALLAS-BARBRI, Inc. leased 6,368 square feet of office space at 9400 North Central Expressway. Andy Leatherman with Jones Lang LaSalle represented the tenant. Kurt Cherry with PM Realty Group represented the landlord, Dallas NCX Properties.
DALLAS-Tata Consultancy Services extended its 9,302-square-foot lease at One Graystone Centre, at 3010 LBJ Freeway in Dallas. Scott Collier, Greg Bast, Walter Hale and Alan Wood with Jones Lang LaSalle represented the tenant. CBRE’s Blake Shipley represented the landlord, One Graystone Centre LP.
DALLAS-ValuePart extended and expanded its current lease at 9804 Chartwell in Dallas by 22,302square feet, raising its total building footprint to 84,567 square feet. Jones Lang LaSalle’s Nathan Orbin and Ben Phillips represented the tenant. Cannon Green and Seth Koschak of Stream Realty represented the landlord, BRE/TX Industrial Properties.
EULESS, TX-Garrett Spegar, State Farm Insurance representative, renewed its 1,633 square foot lease at Euless Main Village, located at 416 N. Main St. Beaux Riley, senior leasing specialist for SCM Real Estate Services, represented the landlord in this transaction.
IRVING, TX-Metropolitan Property and Casualty Insurance Company leased 16,390 square feet of office space at 3660 Regent Blvd. in Irving. Steve Thelen, Alan Wood and Patrick Wood-Prince with Jones Lang-LaSalle represented the tenant. Cassidy Turley’s Clint Madison represented the landlord, Persis DFW LP.
OKLAHOMA CITY-High Sierra Energy LP leased 9,000 square feet of office space at One Caliber Park, at 14301 Caliber Dr. Brooke Armstrong of Jones Lang LaSalle represented the tenant. Sperry Van Ness’ Blake Renegar represented the landlord, Caliber Investment Group.

PHOENIX- Michael Dupuy and Fletcher Perry have joined Colliers International in Greater Phoenix as senior associates. Dupuy and Perry specialize in office tenant representation with a strong emphasis on medical and healthcare-related users and work with tenants throughout the Valley. The team was previously with GBC Investment Realty in Phoenix and have partnered for three years. Prior to GBC, Perry was a research analyst with CBRE and Dupuy was with The Plaza Companies, where he was responsible for sourcing and researching new healthcare developments. Dupuy and Perry are Phoenix natives and graduates of the University of Arizona.
