WASHINGTON, DC-1400 I St., NW has traded for $58.4 million. Zuckerman-Gravely Development acquired the 12-story, class B building from JOSS Realty Partners.
The office-and-retail building, which totals 175,127-square feet, was last sold five years ago at a $42.5 million price point. Transwestern’s Institutional Commercial Group brokered the sale in both trades.
The multi-tenanted building was originally constructed in 1983 and underwent major renovations in 2009. It is located at the corner of 14th and Eye Streets, next to the McPherson Square Metro Station.
Current tenants include Campaign for Tobacco-Free Kids, the One Campaign (formerly the Data Foundation), African Development Foundation, the District of Columbia Police Department and Stein McEwen, LLP.
This deal follows several other trades in the East End recently. The Investa Office Fund sold its 80% stake in the Homer Building to entities controlled by Mitsui Fudosan America for $252 million. Vornado Realty Trust acquired a 97.5% interest in the 130,000-square-foot 1399 New York Ave., for about $104 million. Also, New York-based Rockrose Development Corp. signed a contract to purchase 1776 Eye St., NW.
The East End enjoys one of the city’s lowest direct vacancy rates, of 6.3%, according to Delta Associates. In addition, with concessions drying up, rents have begun to rise and are projected to spike in the near future.
