HOUSTON-712 Main Street, owned by Brookfield Real Estate Opportunity Fund (BREOF) and managed by CBRE Group Inc., earned the U.S. Environmental Protection Agency’s (EPA’s) Energy Star certification. The certification signifies that the 809,997-square-foot building performs in the top 25% of similar facilities nationwide for energy efficiency and meets strict energy efficiency performance levels set by the EPA.

"We are very pleased to receive the EPA’s Energy Star certification in recognition of our energy efficiency efforts,” said Dave Hanusa, a senior vice president of CBRE in a press release. “Receiving this award demonstrates that making cost-effective improvements to a well maintained facility can significantly decrease its carbon footprint while increasing its value and lowering its energy cost.”

Constructed in 1929 by Jesse H. Jones, 712 Main Street (the former JP Morgan Chase building) is a 35-story office building situated in Houston’s Central Business District (CBD) and is listed on the U.S. National Register of Historic Places. The building is considered one of the most significant examples of Art Deco skyscrapers in the southwestern United States with much of the structure’s original design and ornamentation currently in place.

CBRE leasing agent Matt Dunn, along with Hanusa, has completed more than 90,000 square feet in leasing activity during the past 18 months. An additional 177,022 square feet is available including 76,000 square feet of contiguous space.

DALLAS-John Loftus acquired a 39,870 square foot industrial building at 10727 Composite Dr. from D&B Realty Holding Inc. (Dave & Buster’s).  The seller was represented by Colliers International’s Chris Teesdale, Tom Pearson, Phil Rosenfeld and Matt Thompson. Eric Morga with Capstone Commercial represented the buyer.

GLENDALE, AZ-The 93-unit Village Sereno at 8622 N. 59th Ave. has traded hands for $10.25 million. The seller was JGM Group LLC/Trojan Air Services Inc. of Paradise Valley, AZ. The buyer was Village Sereno Townhomes LLC of Long Beach, CA. The seller was represented by Mark Forrester and Ric Holway of the Phoenix office of Hendricks & Partners.

HOUSTON-Peter Richter acquired a 24,872 square-foot warehouse on five acres at 5855 Kelley St. The seller, Kelley Street Holdings Inc., was represented by John Littman, B. Kelley Parker, Coe Parker and Tim Thomas of Cushman & Wakefield of Texas Inc.’s Houston office.

OKLAHOMA CITY- A Los Angeles buyer paid $11.5 million to acquire the 202,247-square-foot Southern Hills Shopping Center from an institutional investment company from Cincinnati, OH. The property, located at 1414–1630 SW 74th St. and 7620 South Pennsylvania Ave. includes tenants such as Aaron’s, B-Sew Inn, Dollar Tree, Golf USA, Hancock Fabrics, Horse & Rider, Joe’s Crab Shack, Mazzio’s Italian Eatery, Mill Creek Carpet & Tile, Northern Tool, Ocean Dental, SAS Shoes, Starbucks and Wendy’s. Eric P. Wohl, Kevin T. Fryman and Edward B. Hanley with Hanley Investment Group Real Estate Advisors of Irvine, CA, negotiated the transaction between buyer and seller.

Capital Markets

PASADENA, TX-Centerline Capital Group has completed a financing transaction totaling $48.6 million for the acquisition of nine multifamily assets. Bridge financing in the amount of $12.8 million was obtained for two local multifamily assets, and was provided by C-III Capital Partners LLC, a Centerline affiliate. The remaining multifamily assets were in Tampa and Orlando, FL. The loan terms on the Florida assets include a 10-year fixed rate, with a two-and-a-half year interest-only period, and a 25-year amortization period. The bridge loan for the two Pasadena assets is for a term of 14 months, through December 31, 2012. 


Executive Moves

DALLAS-John Hampton joined Jones Lang LaSalle as senior vice president on the Solutions Development team in the firm’s Corporate Solutions business.  In his new role, Hampton will focus on enhancing Jones Lang LaSalle’s sophisticated suite of strategic solutions for the firm’s global occupier client base.

Hampton will be based out of Jones Lang LaSalle’s Dallas office, reporting to Kenneth Rudy, international director and head of the U.S. Strategic Consulting Group. Hampton joins Jones Lang LaSalle from The Regus Group, where he served as vice president of Enterprise Solutions & Corporate Accounts.

DALLAS-Transwestern has made the following hires: Tim Veler as associate with the industrial group; C. Andrew Marcus, senior associate, tenant advisory services; Chris Stout, vice president, industrial group.

PHOENIX-Tammy Karth-Sidles has joined the Desert West Region office of Lincoln Property Co. as director of management services. She is responsible for overseeing property management services for Lincoln’s portfolio of 5.5 million square feet of office, retail and industrial property in Arizona, New Mexico, Nevada and Utah.  Prior to joining Lincoln Property Company, Karth-Sidles was senior vice president of real estate services for Cushman & Wakefield/NorthMarq.
