MIAMI-Miami Center just wrapped up a $500,000 lobby renovation in just three days. It’s all part of a move to keep tenants—and attract new ones—in an ultra competitive Downtown Miami office market.
Transwestern worked for six months on a strategic plan to make sure renovation of the 23,000-square-foot lobby wouldn’t cause a major disruption to existing tenants. The renovated lobby offers a Feng Shui-style welcome to visitors and tenants of the 782,210-square-foot class A office tower at 201 South Biscayne Blvd.
Love Ondusko-Levy, property manager for the Southeast region of Transwestern, the exclusive property management and leasing agent for Miami Center, tells GlobeSt.com that working to make sure every contractor and vendor did their job in tandem was the key to success. Everything from the renovations to the sitting area to the new exterior landscaping was highly coordinated in advance.
“After finalizing the design plans with the architect and ownership, all parties worked as a team to ensure that the delicate balance of offsite construction and production was accomplished in a timely fashion and with limited interruption for the tenant base,” Ondusko-Levy says. “During the actual implementation of the renovation, I was onsite throughout the weekend to serve as a project manager and coordinate constant communication between all parties to ensure success.”
The floors and walls, which are composed completely of marble, were unscathed during renovation. The renovated lobby offers natural light to highlight polished stones, wood veneers, glass, natural fiber area rugs and custom furniture in upgraded seating, eating and gathering areas.
Despite the challenges of pulling off a three-day, $500,000 renovation, Ondusko-Levy says it was an important project. “Renovating is a necessary undertaking for quality buildings to remain as such,” she says. “A fresh, timely look not only increases the actual value of the building but also increases the appeal of the building to existing tenants and prospects, enabling a building to be more competitive for leasing opportunities.”
