NASHVILLE, TN-H.G. Hill Realty Company, LLC and Southeast Venture joined forces to snap up two more sites spanning 0.4 acres for use with the planned retail and multifamily building in the 12 South neighborhood.

With the additional land, which is immediately north of the original 0.8-acre site at 2310 12th Ave. S., the mixed-use project now totals 1.2 acres. When completed, the building will offer 90 luxury rental apartments and 9,800-square-feet ground floor of retail. The multifamily units are mostly one-bedroom apartments.

"Work on the project is expected to start in mid-April, with completion set for the summer of 2013," Wood Caldwell, principal at Southeast Venture, said in a statement. Caldwell said the partners hope to create a building for the residents of the 12 South neighborhood that's "unique and true to the area."

Located next to 12 South Taproom and Grill, the mixed-use project includes a 98-space below grade parking garage for residents, and 48 surface spaces for retail patrons. Southeast Venture's
architectural and interiors department will be carrying out the building's design.

“It would be an understatement to say that this property is a great location for commercial development. The addition of high-end apartments and retail space will fill a much-needed niche in the 12 South neighborhood,” said Caldwell. “We expect construction to begin on the project in April 2012, with units being ready for occupancy in spring 2013.”
