Four Leases Total 42,000 SF at Richland Corporate Centre

NORTH RICHLAND HILLS, TX-Three renewals (one with an expansion) and one new tenant add up to 42,346 square feet in leases at the 140,000-square-foot Richland Corporate Centre. As part of the activity, long-time tenant Impel Management Services renewed its 37,181 square feet and added an additional 6,112 square feet to the mix for good measure through the commercial real estate deal.

Also leasing at the office building at 9001-03 Airport Freeway are Ross T. Foster PC, which renewed 2,063 square feet and Starbucks Corp., which re-upped its 1,582 square feet of space. A new tenant, Merge Health Management, took down 1,502 square feet.

“I’ve seen a significant increase in activity in the first quarter,” says Belinda Dabliz, vice president of leasing for Dallas-based landlord Gaedeke Group LLC in a press release discussing the CRE transactions. “Richland Corporate Centre has always been a strong project in the Mid-Cities. Even with the freeway expansion that’s going on, we are 95 % leased.” Dabliz negotiated directly with Impel Management Services in its long-term lease renewal and expansion, as well as working directly with Merge Management on its new space. Representing Ross T. Foster was Rob Wolfle of Swearingen Realty Group in Dallas. Starbucks’ broker was Maschera Usrey of Cushman & Wakefield of Texas Inc.

Acquisitions/Dispositions

DENTON, TX-A New York City institutional REIT acquired a 13,100-square-foot medical office property, complete with a new 15-year, triple-net lease, at 2805 South Mayhill Rd. for $5.3 million. Toby Scrivner, Jeff Matulis and Karen Vinsko with Stan Johnson Co. represented the buyer.

GLENDALE, AZ-Norwood Village Apartments LLC of Wisconsin acquired the 115-unit Norwood Village at 6738 N. 45^th Ave. from TriMont Real Estate Advisors Inc. of Atlanta, GA for $2.5 million. Mark Forrester, Ric Holway and Greg Thielen of the Phoenix office of Hendricks & Partners represented the seller.

HOUSTON-The Houston Humane Society purchased 11 acres in Beltway Business Park for a new full-service veterinary clinic and pet adoption programs. The 80-acre Beltway Business Park, developed by National Property Holdings (NPH), is on Beltway 8 South (South Sam Houston Parkway West) and SH 288. Joel Michael of NAI Houston represented National Property Holdings while David Carter of Colliers International represented the Houston Humane Society.

ARLINGTON, TX-Various tenants have taken space at College Park at UT Arlington between Pecan and Center streets. MAVS Sports Grill leased 4,519 square feet; Pho Xpress leased 3,457 square feet; Pie Five Pizza Co. leased a 2,196 square feet; GRIP Mediterranean Grill leased 2,041 square feet and Coolberry Frozen Yogurt leased 1,600 square feet. ARLINGTON, TX-OSA Diagnostics, a sleep study center, signed a five year lease for 1,557 square feet at 4304 SW Green Oaks Blvd. Judy Zoch-Nitzinger with SCM Real Estate Services, represented the landlord in this transaction.

CARROLLTON, TX-B&B Roadway & Security Solutions renewed 6,726 square feet of flex industrial space at 2009 Chenault Court. Susan Singer with Bradford Commercial Real Estate Services represented the landlord, CFS Midway Chenault. Charles Beck and Robert Fulford of Grubb & Ellis Co. represented the tenant.

DALLAS- Campbell & Associates Consulting Engineers and Jennings, Hackler & Partners Inc. renewed 4,557 square feet and 2,298 square feet, respectively, of office space at 4131 N. Central Expwy. in direct deals. Belinda Dabliz represented the landlord, Gaedeke Group LLC.

HOUSTON- Reservoir Group Ltd. leased 5,974 square feet at the 48,163-square-foot Legacy Park Office Building at 10940 W. Sam Houston Pkwy. N. Reservoir Group was represented by Pat Pollan and Jackie Ritchie with Pollan Hausman Real Estate Services. Landlord Betz Cos. was represented in-house by Gloria Parrino.

PHOENIX-Entrust Bankcard leased 17,797 square feet at 5055 E. Washington St. David Carder and Luke Walker of CBRE’s Phoenix office represented the Arizona-based tenant in negotiating the seven-year lease. The building’s developer and landlord, Irgens Development Partners of Milwaukee, WI was represented by Steve Kohls and Adam Tolson of Lee & Associates in Phoenix.
