TAMPA, FL—Enterprise Holdings has inked a 20,000-square-foot, 10-year lease at Concourse Center in the Westshore submarket. When it moves into the space later this year, the operator of the Enterprise Rent-A-Car, National Car Rental, and Alamo Rent A Car brands will unite its Tampa Bay area operations.

Enterprise was in a Northwest Tampa location for more than 10 years. But the opportunity to consolidate into the Westshore market at attractive rent rates compelled the auto brand to make the move. The new space will be home to more than 100 employees from the company’s administrative staff and its Fleet Management affiliate.

CBRE first vice president Roxanne Kemph, along with vice president Clay Wommack in represented Concourse Center, which is owned by a fund managed by DRA Advisors of New York. Kemph and Wommack negotiated the transaction on behalf of DRA directly with Enterprise Holdings.

“Beginning around second quarter, we saw a dramatic increase in new leasing activity in Westshore,” Kemph tells GlobeSt.com. “Westshore has always been the hottest submarket in the area. Right now, there is window of opportunity for tenants who were once priced out of the area while landlords continue offering aggressive lease deals.”

Concourse Center sits on the southeast corner of Memorial Highway and West Spruce Street. The park lends itself to the expansive amenity base of the Westshore submarket and is close to the Tampa International Airport and Tampa’s major thoroughfares. Located at 3501-3507 East Frontage Road, the four-building office park totals nearly 300,000 rentable square feet.

Kemph says as tenants continue relocating to higher-quality product, even if it’s within Tampa, market conditions should improve within Tampa as a whole. As the Westshore market tightens, she continues, rental rates will rise and absorption will spill over to the secondary submarkets.

“The window of aggressive pricing will start to close,” Kemph says. “There are only  three to four comparable spaces readily available for large block users. Not much longer than a year ago, there was more than three times that availability.”
