AUSTIN-Locally based AMLI Residential has unveiled plans to build a 279-unit multifamily property in the master-planned, mixed-use Mueller. AMLI will break ground on its project during the first quarter of 2013, with first units available by Q3 2014.

The four- and five-story building will be located on Simond Avenue and Mattie and McBee Streets, and will also offer close to 8,000 square feet of ground-floor retail space. The multifamily property will contain a fitness studio, a business and conference center, Wi-Fi, a club and gaming lounge, a resort-style pool and private sundeck, and a public paseo linking the lakefront and the apartments to the Mueller town center. Located directly across from the 30-acre Lake Park, the apartment complex will eventually be tied into the eventual 13 miles of Mueller hike and bike trails. AMLI also intends to apply for LEED certification for the project.

Twenty percent of the multifamily project will offer studios; 56% of the units will have one bedroom, with 24% being two-bedroom units. Pricing is yet to be determined, but 15% of the units is being included in Mueller's Affordable Home Program, which dedicates multifamily units for residents earning 60% or less of Austin's median family income.

Mueller is a mixed-use urban village under the development direction of Catellus Development Group and the city of Austin. The 700-acre site located three miles from downtown Austin became available when Austin's Robert Mueller Municipal Airport relocated in 1999.  Upon buildout, Mueller will offer close to 5,000 single-family homes (with at least 25% in the Mueller Affordable Homes Program), a town center with shops, plaza and live/work spaces that host 30% of local businesses, Dell Children's Medical Center of Central Texas, University of Texas Medical Research Campus, Austin Film Studios and 13 miles of hike/bike paths.
