ARLINGTON, TX-Office Depot Inc. signed a lease for 9,994 square feet at Lincoln Square Shopping Center. The office supply retailer will use the space for a new, smaller prototype. “Office Depot has been interested in locating at Lincoln Square Shopping Center for the past few years, and we are pleased to have finally secured the right space for their needs,” says Steve Williamson of Transwestern in a press release. Williamson, who collaborated with Transwestern colleagues Larry Jordan and Mason Bishop to represent the owner, Lincoln Square Dunhill LP, goes on to say that the prototype is different from its usual 20,000-square-foot store. Claudia Hutchinson with Realty Ventures represented the tenant.

The 25-year-old center is at 780 E. Road to Six Flags, on the south side of Interstate 30 at Collins Street near Cowboy Stadium.

Chandler

  • CJV, LLC of Costa Mesa, CA purchased eight industrial properties through fulfillment of a 1031 exchange for a combined $4.7 million.  The entire transaction totaled 54,079 square feet with a price per square foot of $86.90. Lee & Associates Orange, CA's Chuck Noble negotiated on behalf of CJV. Lee & Associates Arizona's Jerry Marrell and Nate Bubeck negotiated the transaction for seller CC Prop, LLC of Westech 10 Corporate Center and for University & Perry LLC for the 1920 E. University property.

Gilbert

  • ACC Retail Associates, LLC sold a two-tenant, 55,076-square-foot retail building at the southwest corner of Baseline and Power Roads.  The property is occupied by a 34,683-square-foot Goodwill of Central Arizona store, and a 20,393-square -foot 99 Cent Only Store.  Darren Pitts and Michael Clark with Velocity Retail represented the seller. Geovest Corp. represented the Northern California buyer, JGNK Investments LLC in the $4,9 million sale.

  • G8 Fort Worth LLC sold a 484-unit complex at 3101 &3001 W. Normandale to Karkaw Development Corp. Chris Deuillet with CBRE represented the seller in the direct deal.

  • Two restaurants leased space at Shops at Esplanade at Camelback Road and 24th Street. Pearl Live!, a Scottsdale–based company, will open a sushi restaurant with live entertainment in 7,977 square feet in May. Solo Trattoria a new concept from Chicago-based Gemstone Café Group, leased 2,555 square feet with plans to open in February.  Jon Cowen and Summer Jackson of Cushman & Wakefield serve as exclusive leasing agents for the Shops at Esplanade, while Larry Downey, Jerry Jacobs, and Michael Crystal lease the available office space for property owner MetLife.

Addison

  • Agile Premier LLC leased 2,337 square feet at 15303 North Dallas Pkwy. from SP V5 Colonnade LP. Jeff Anderson with Transwestern represented the tenant. J.J. Leonard and Susannah Bame with CBRE represented the landlord.

Arlington

  • Maren Karsen Salon signed a 1,577-square-foot, 10-year lease, relocating to the Vandergriff Town Center, located at 200 North Mesquite St. Judy Nitzinger with SCM Real Estate Services represented the landlord, and Cameron Tapley with Swearingen Realty Group represented the tenant.

Austin

  • Mitratech signed a 20,110 square feet at Plaza on the Lake I at 5001 Plaza on the Lake Dr.  Mitratech was represented by Erin Morales and Nate Stricklen of CBRE in Austin.
