DENTON, TX-In the latest phase of its redevelopment, the 765,000-square-foot Golden Triangle Mall is being renovated by Cadence McShane Construction Co. GTM Development Ltd., the mall's owner, hired the Dallas-based construction company to add and renovate the mall's food court area, to provide renovations to retail spaces and to modify the mall's entrances and parking lots.

GTM Development Ltd., a joint venture created by MGHerring Group and Cencor Realty Services, purchased the troubled Golden Triangle Mall at 2201 S. Interstate 35E at Interstate 35 and Loop 288 in late 2011.  The owner is implementing a multiphase renovation, addition and upgrade program to streamline the shopping center's convenient access and enhance retail tenant traffic. 

Golden Triangle Mall was the first enclosed mall in Denton County when it first opened in 1980. Today, the mall is home to 70 specialty stores and is anchored by major retailers such as Dillard's, Macy's, jcpenney and Sears.

However, through much of the late 2000s, the mall's previous ownership struggled. Feldman Mall Properties, which acquired the property from Simon Property in 2006, sought forbearance on a $30 million line of credit secured by the mall in 2009.  Less than two years later, GTM development stepped in to buy the property, with some help from the city of Denton.

The majority of construction upgrades will take place when the center is closed.  Interior renovations include the addition of an 8,009-square-foot food court and restaurant space, and the renovation of 13,147 square feet of retail space.  Exterior improvements will include the demolition of the existing southwest and southeast entrances to allow for the construction of larger, more inviting entryways that will be visible from the Interstate.

The third phase of this assignment will include modifications to the main entryway of the mall to facilitate more efficient traffic flow by creating additional exit lanes.  Existing parking islands will be relocated to allow for a revised parking layout and new exterior landscaping will be installed to buffer parking areas and provide green space.

C.M. Architecture PA is providing the architectural services for the second phase of this assignment while Brockette/Davis/Drake Inc. is providing the civil engineering services for the third phase of the project.
