THE WOODLANDS, TX-D'Agostino Cos. is readying to start construction on the 75,000-square-foot Vision Park Plaza. The local company will go north on the speculative office building during Q2 2013 and will come online in early 2014.
The building, to be located at 128 Vision Park Blvd. in The Woodlands, was originally planned as a pre-leased development. However, huge demand for office space in this far north Houston suburb, combined with vacancy rates hovering around 4% (with the class A component 99% occupied), it made sense to add spec space to the growing mix. Demand for space is likely to be high, especially once the Exxon Mobil corporate campus is completed and opens in the area in early 2014.
“We're excited to move forward on this project and equally excited to deliver to market a unique and flexible structure in less than a year,” says Chris D'Agostino of D'Agostino Cos. in a press release. “The Woodlands has proven to be a premier market for office development and we're anticipating a great amount of leasing interest from prospective tenants.” Browne McGregor Architects is the designer, Metzger Construction the general contractor and Kristen Rabel and Steve Rocher of CBRE will handle leasing.
Surrounded by the top master-planned community of The Woodlands, Vision Park Plaza will offer future office tenants easy access to Interstate 45 and The Woodlands Town Center. The building has efficient floor plates, 45-foot bay depths and can offer building signage to a large user. Core and shell construction on the project is estimated to take 10 months from start to finish.
