WASHINGTON, DC-Clarion Partners is debuting the results of its $34 million renovation of Chevy Chase Pavilion – a project that included rehab of the atrium and the addition of several new tenants including H&M, which is taking 21,700 square feet in a three-level space. Other notable tenants, both new and existing, include RANGE by chef Bryan Voltaggio, Civil Cigar Lounge, Embassy Suites, Cheesecake Factory, J.Crew, World Market, and Starbucks.

Renovations on the retail portion of the project began last January. In fact, though, building has been going on at the 894,921 square foot mixed-use property for years. Following a 2011 renovation that secured LEED Silver certification for the pavilion's 204,621 square foot, 9-story office tower, Clarion Partners moved forward with other development.

RAND Construction handled the build out of Range and Civil Cigar Lounge, and HITT was in charge of the shell construction of the new H&M. Cassidy Turley handles the property management.

Clarion Partners is billing RANGE as its showcase tenant, and little wonder. The 14,000 square foot space features an open kitchen design that includes a charcuterie, bakery, raw bar, rotisserie, wood fired hearth, and dessert and candy stations.

H&M is another new tenant that bears examining. The retailer has been opening stores in the DC area at a steady pace, including an outlet at National Harbor and a store in Silver Spring. Last year, the Swedish retailer opened nearly 40 stores in the US and increased sales by 24%, according to its earnings report.

This year H&M will open a new flagship store on Fifth Ave. in New York City and at Times Square.
