The building was constructed in 1980, has been renovated twice since that time, and consists of 33,405 square feet of storage and 5,000 square feet of office.

The asset is on 1.85 acres at 1406 Southgate, approximately 30 miles southwest of Houston on Interstate 59. The landlord was represented by John Ferruzzo and Michael Keegan of NAI Houston. Joel Michael and Chris Caudill of NAI Houston represented the tenant in the transaction.

MRG Marketing & Management Inc. signed a 3,552-square-foot ground lease at Gateway Crossing, at the southwest corner of McDowell Road and 99th Avenue. • Frank Hartmann joined CBRE's local office as an office tenant representative. Most recently, he was a senior advisor with Cresa in Austin. Prior to moving to Austin, Frank worked in Chicago as a tenant representative at Studley, Insignia/ESG and Cresa Chicago. He started in commercial real estate as the communications director for the Building Owners and Managers Association (BOMA) of Chicago. He received his MBA from the University of Chicago Booth School of Business and graduated with a Bachelor of Arts & Sciences in Economics from Loyola University of Chicago.
