CARROLLTON, TX-An 80% lease-up of Union at Carrollton Square's first phase prompted developer High Street Residential (a subsidiary of Trammell Crow Co.) to launch construction on the project's second phase. The second phase, consisting of 132 units, is expected to be complete by early 2014.
Union at Carrollton Square is located near Main Street and Carroll Avenue. High Street began construction on the 179-unit first phase during the summer of 2011 and representatives with the city of Carrollton told GlobeSt.com at the time that as the first phase leased up, construction would begin on the second phase.
According to Joel Behrens, a senior vice president with Trammell Crow Co. in a local article, 25 leases were signed for phase one in February alone. “The first phase of Union has performed very well, as we, in partnership with the city of Carrollton and Frost Bank, were able to completely transform a once dormant site into a bustling mixed-use transit oriented community,” Behrens adds, in a press release.
Union's second phase is located next to the first phase and will offer one- and two-bedroom residential units, a grilling area for entertaining, an outdoor fireplace and lounging areas, a bocce ball sport court and a resort-style pool. Residents have access to a WIFI cyber café/lounge for work and play, and a fitness facility with personal entertainment screens. Also included is a controlled-access five-level, 155,330 square foot parking garage with 337 private and 125 public spaces as well as 80 on-street parking spaces.
Retail is coming to Union at Carrollton Square as well; Twisted Root Burger Co., based in Dallas, signed a 4,658-square-foot, long-term lease to occupy the ground floor of phase one. The restaurant is slated to open at 1111 S. Main St. during spring 2013. Carter Wilson, vice president with Cambridge Cos. represented Twisted Root Burger Co. and John T. Evans, president of John T. Evans Co. represented High Street Residential in the transaction.
