CHARLOTTESVILLE, VA-Vanguard Group and BlackRock Fund Advisors topped locally based SNL's annual list of the Top 25 REIT institutional investors. Vanguard, with a total investment market value of $56.1 billion, took the top slot, and BlackRock, at almost $33 billion, came in at number two.

The year-over-year change in market value for Vanguard was 45.4%, and for BlackRock 19.4. Rounding out the Top 5 were Cohen & Steers Capital Management (with a $23.8 billion investment value and a 12.9% change in value); State Street Global Advisors ($22.9 billion and 35.8%); and Fidelity Management & Research ($21.1 billion and 32.8%).
There were three investors that ascended into the Top 25 this year. Norges Bank Investment Management ($4.4 billion and 51.8%) moved into 24th position from 29. JPMorgan Asset Management ($4.9 billion and 68%) moved from 28 to 21. Capital World Investors ($5.6 billion and 79.3%), previously squeezed out last year in the 26th position, is in 19th place.
