IRWINDALE, CA—Nellson Nutraceutical LLChas signed a 220,000-square-foot lease renewal transaction in four separate buildings here. Nellson is a leading third-party manufacturer of nutrition bars and functional powders, and it currently occupies all four buildings, using them as corporate headquarters, food production and distribution space.

Frank Geraci, Juan Gutierrez, and Walt Chenoweth of Voit Real Estate Service's Ontario office represented the tenant in the transactions. “We originally began this project with Nellson in early 2012. After analyzing the various options throughout the region, Nellson decided that their best strategy would be to renew the leases at the current locations in order to avoid any business disruptions,” said Gutierrez. “We were able to create a win-win for Nellson, the various ownerships, and the City of Irwindale.”

The 220,000 square foot lease is the largest industrial lease year-to-date within the San Gabriel Valley marketplace. The lessors represented themselves.
