WASHINGTON, DC-At Carr Properties, Rich Greninger is managing director of a 30-property office portfolio totaling approximately five million square feet located in the greater Washington, DC region. It makes for a full day, but Greninger is getting set to add to his responsibilities: he is BOMA International's incoming chair.
GlobeSt.com caught up with Greninger after his recent return from the South African Property Owners Association Convention to acquaint ourselves--and our readers!--with his plans for this association.
BOMA International's mission for the last five years has been straightforward, according to Greninger: "Keep everyone healthy." It is safe to say that that mission has been accomplished. Now, as Greninger assumes the helm for the next term, he hopes to--of course--continue on that tract and kick things up a notch.
"This past year Joe Markling [the current chair of the organization] began pushing the idea of making sure we are providing all of our constituents with the products and services that they need," he says.
"My goal for the July to July term – now that we have stayed alive and internally grown strong – is to follow his lead and become as efficient as we possible can." As part of that push, that means developing programs that can quantitatively measure success, he said.
"I want to be able to demonstrate clearly the efficiency of these programs with a clear business ROI. For every dollar paid into BOMA member organizations get a three fold or four fold ROI."
Another focus will be growing BOMA International's membership.
Some excerpts from our interview:
One of the areas we want to grow our members: We want to fill the gaps of retiring operating engineers. These are good, solid jobs and there are a lot of openings. One segment of the population we want to target is returning veterans. We feel they are uniquely qualified for these jobs.
Who else we want to see come on board: Young professionals. We need them or we will become stale and fall behind in terms of momentum and energy.
How we intend to grow our members: We will spend a lot of time with groups and association. For instance we will be working with the Academic Real Estate Society, which will be a real addition to our knowledge store.
What else we are planning: We want to look at research and benchmarking tools and standards in the area of measurement. We now have six standards for measuring real estate products and we are working with international partners on developing worldwide measurement standards as well.
