McKINNEY, TX-Forge Realty Partners, a new Dallas real estate firm, launched its
operation with the purchase of The Hospital at Craig Ranch. The 113,000 square foot
facility is anchored by Victory Medical Center Craig Ranch.
The state-of-the-art 57,000 square foot surgical hospital includes a four bed intensive
care unit, twenty private suites, seven operating rooms and three special procedure
rooms. The project also includes 56,000 square feet of medical office space.
Forge Realty is a full service commercial real estate firm that specializes in solutions for
the healthcare community. Led by partners Josh Ihde and Mike Austin, Forge drives
value with their extensive knowledge of the healthcare landscape coupled with
exceptional medical real estate investment opportunities. Managing partner, Ihde
has handled more than 20 transactions with a total volume of over $214 million, as well
as served as the owner and developer of 1.43 million square feet. Austin, who also
serves as chairman of Total Surgical Management LLC and L2 Surgical LLC, has
successfully funded multiple healthcare ventures.

The surgical hospital is Victory's eighth location in Texas. The facility will re-open this
summer and will occupy eighty percent of the total space. Victory joins seven other
tenants in the Medical District at Craig Ranch, the largest being the Emerus 24 hour
Emergency Room.
