BOSTON-Beacon Capital Partners has named Cassidy Turley as the exclusive leasing agent for 177 Huntington Ave., a 26-story office tower in Boston's Back Bay. GlobeSt.com reported last August that a Beacon affiliate, BCSP VI Huntington Property LLC, acquired a 99-year ground lease on the 207,000-square-foot property from the First Christ of Church, Scientist.

A Cassidy Turley team consisting of senior managing director and principal Duncan Gratton and SVP Lauria Brennan will represent 177 Huntington in upcoming transactions. Beacon is implementing renovations that include an updated lobby with new flooring, seating areas, signage, elevator cabs and the addition of a fifth elevator. Additional plans call for new exterior canopy, signage and up-lighting to the building's façade, according to a release.

“The planned property upgrades will help 177 Huntington to remain a modern and recognizable part of the Back Bay skyline,” Gratton says in a release. “We look forward to attracting top tenants to this centrally located building, where small- to medium-sized tenants can enjoy full floors with floor to ceiling glass and column free space.”

Designed by I.M. Pei & Partners and located on the iconic Christian Science Plaza, 177 Huntington was built in 1972 to house the Christian Science Church's administrative offices. However, the church hasn't been a tenant there since it relocated its headquarters a few years ago to the nearby Christian Science Publishing House building, also on the plaza.

When Beacon acquired the ground lease on 177 Huntington last August, HFF, which represented the church, said the deal was part of a larger scheme: the Plaza Revitalization Project, devised by the Boston Redevelopment Authority and others in the community. According to HFF, the project is intended to boost the church's real estate revenues to bring them more in line with its real estate-related expenses. This will be achieved, in part, by improving the surrounding space, looking for sustainable elements and making better use of all the real estate available
