NEWPORT BEACH, CA-Eric Ford has joined Intracorp Southern California as director of land acquisition. He will be responsible for land-acquisition activities in all Southern California markets, focusing on outstanding urban residential and mixed-use opportunities—both for rent and for sale—that encompass high-rise towers and lower-profile urban-core village projects with retail components, as well as detached-home infill projects in both urban and suburban settings. Before joining Intracorp, Ford had been associated with US Real Estate Services, Emaar International and KB Home.
SAN DIEGO-Turner Construction Co. has promoted Dan McGuckin to operations manager for its local office. McGuckin will be responsible for employee connectivity and performance, safety excellence and greater participation in the industry. He is currently directing the $470-million Terminal 2 West Building and Airside Expansion at San Diego International Airport. Prior to this, he held numerous roles on high-level projects including senior project manager for the San Diego Convention Center expansion, operations manager for the 55 airports in the Southwest region of the nationwide baggage-screening deployment program and project executive on several projects including the 1Mission and Aperture condominium projects.
SAN DIEGO-CBRE has hired Kellie Hill as senior project manager. In her new role, she will oversee all project management in the Southern California region and will be responsible for tracking projects from site selection to final closeout. Hill joins CBRE from Cassidy Turley, where she served as VP of project and development services in Southern California. She is currently chapter president of Commercial Real Estate Women (CREW San Diego).
SALES
LAS VEGAS-MVP REIT Inc. has acquired an approximately 22,000-square-foot office building at 8860 W. Sunset Rd. here for $6.5 million. The two-story, single-tenant building is fully occupied by a national short-term lender, which uses the property as its national headquarters. The property has approximately 10 years remaining on its triple-net lease, under which the tenant is responsible for the majority of the costs associated with maintaining the building.
AURORA, CO- Transwestern's Denver office has brokered the sale of Willowick Apartments, a 100-unit, 72,960-square-foot multifamily property at 10603 E. Jewell Ave. here, to CAH Investments LLC for $7,575,000, or $103.82 per square foot. Transwestern SVPs Steve Rahe and Tom Wanberg represented the seller, Cerulean Properties Inc.
DEVELOPMENT
SALT LAKE CITY-Drawbridge Realty Trust LLC has begun construction of an 88,461-square-foot, two-story office and research facility in the Airport Technology Park here. Construction is expected to be completed in August 2013; the first floor of the building will be comprised of high-technology microwave testing and laboratory space with supporting offices, and the second floor is anticipated to be primarily office space. Drawbridge has owned the 90-acre campus since 1998, and the 5.2-acre site, located at 560 North 2200 West, was previously undeveloped. L-3 Communications Corp. has preleased the first floor of the new building after recently expanding into another 40,000 square feet of space on the campus.
LEASES
SAN DIEGO-Lincoln Property Co. has signed two leases at the company's two-building Cornerstone Heights Corporate Center here. New tenant Verimatrix Inc., a content security company, has leased 50,600 square feet—the entire building—at 6059 Cornerstone Court West for 84 months; David Marino of Hughes Marino represented the tenant. Also, Konica Minolta renewed its lease for 27,263 square feet at the 5959 Cornerstone Court West building for an additional 60 months. Chris Sinfield of Cushman & Wakefield represented the tenant. Lincoln, which both owns and manages the corporate center, was represented in both transactions by Brett Ward, Bill Cavanagh and Michael Cassolato of Cassidy Turley. The two leases bring the 97,945 square foot project's occupancy to 90%.
ESCONDIDO, CA-CBRE and Cypress Office Properties have signed new leases for La Terraza Corporate Plaza at 500 La Terraza Blvd. here that take the property to 96% leased. Cypress Office Properties principals Ron Lack and Mark Wayne acquired the three-story, 78,477-square-foot class-A property from a lender in October 2011 when the building was 38% leased. The newest lease signed at the building is with Regus, a global executive suite operator, which will occupy 13,221 square feet for 11 years and plans to open its doors in September. Bill Bacon and Lisa Hoeck of CBRE represented Regus in this lease transaction. Other new tenants include wind farm developer Oak Creek Energy and Elizabeth Hospice.
BEND, OR-Advanced Energy, a designer, manufacturer and marketer of solar inverter solutions, has renewed its lease of a 105,000-square-foot industrial building located at 20720 Brinson Blvd. here. The facility served as prior home to Oregon Woodworks before being leased to PV Powered in 2008; PV was subsequently purchased by Advanced Energy. Compass Commercial represented the lessor, Arthur Pozzi, in the negotiation of the lease renewal.
POWAY, CA-Voit Real Estate Services has completed an approximately 32,000-square-foot lease transaction with Jinx Inc. at 13465 Gregg St. in Poway here, located in the Poway Tech Center. The team of Brian Mulvaney, SVP, and Matthew Bean, associate, in Voit's San Diego office assisted the landlord in the transaction. The tenant will occupy the building around September and will have built in expansion in the adjacent structure owned by the same landlord.
FINANCING
PUYALLUP, WA-The Seattle office of Berkadia Commercial Mortgage LLC has originated $18 million in financing for One Canyon Place, a multifamily property at 11619 Canyon Rd. E. here. SVP Louis Weisman worked with borrower Delta II LLC to arrange the 35-year, fixed-rate financing. The non-recourse loan, arranged through Berkadia's FHA/HUD 223(f) program, was used to refinance an existing mortgage on the property. The new loan features a 3.2 % interest rate and a 72% loan-to-value ratio.
